🚗 Parking – Please Read Carefully Before Booking
The property does offer free on-site parking, however free parking is only available if your vehicle is registered in advance.
To qualify for free parking, you must provide your vehicle registration to us directly at least 48 hours before check-in.
Important restrictions:
Vehicle registrations can only be processed Monday to Friday, during office hours.
Registrations cannot be processed after 3:00pm on a Friday.
We are physically unable to register vehicles on Saturdays or Sundays.
Because of this:
Bookings made within 48 hours of arrival may not include free parking.
Weekend stays (Saturday or Sunday) will only have free parking if registration details were received by 3:00pm on the Friday before arrival.
Last-minute or same-day parking requests cannot be guaranteed, even if the listing advertises free parking.
If parking is essential for your stay, you must contact us before booking to confirm whether free parking can be arranged.
If free on-site parking cannot be provided, paid public parking is available directly opposite the property.
This does not affect your statutory rights. Free parking is available where the registration requirements above are met, and the conditions for accessing it are clearly set out in this listing and it is for the guest to ensure they have clearly read the terms of the parking requirements.

Please note that, as this is short-stay accommodation, we do not provide consumable items such as shower gels, shampoos, soaps, dishwasher tablets, or similar supplies. This is due to hygiene and chemical handling restrictions.
We also do not provide any food items or condiments. This includes (but is not limited to) tea, coffee, sugar, salt, milk, sauces, oils, seasonings or any similar supplies. Preferences vary widely, and for consistency and hygiene these items are not provided.
Guests are kindly asked to bring or purchase any toiletries, food items, condiments or other consumables they may require during their stay. We appreciate your understanding.
➔ Check-In, Check-Out & Guest Portal
Our standard check-in time is from 16:00 hrs, and check-out is by 10:00 hrs on the day of departure.
Guests are provided access to their check-in details via our secure Guest Portal, which is sent directly prior to arrival.
This portal contains all essential information required to access the property and complete the check-in process.
The Guest Portal is the official check-in method and is also referenced in the Welcome Message sent before your stay.
Guests must read this message carefully to gain access to the Guest Portal and ensure a smooth check-in experience.
➔ Early Check-In & Late Check-Out Requests
Requests for early check-in or late check-out fall outside of our standard times and must be made through the Guest Portal only.
Such requests are subject to availability, are approved only once confirmed by our cleaning teams, and are confirmed only after payment has been made through the Guest Portal.
Until confirmation is received, the standard times of check-in at 16:00 hrs and check-out at 10:00 hrs remain in effect.
➔ Property Standards
All of our properties are maintained to a high standard. However, as with any regularly occupied accommodation, there may be minor signs of general wear and tear that naturally occur over time. These may include minor wear and tear — such as small marks or cosmetic imperfections —such wear is normal and acceptable and does not affect the quality, comfort, or safety of your stay.

Please note that some buildings or developments in which our properties are located may have communal CCTV installed in shared or public areas, such as entrances, hallways, or car parks. These systems are managed by the building or development management and are not under our control.
There is no CCTV inside any of our properties, ensuring full guest privacy during your stay.

➔ Security Deposit or Stay Protection Fee
As a software-connected host, we manage this property using professional third-party systems fully integrated with Airbnb.
In line with Airbnb’s policies for software-connected hosts, we may request either:
• a refundable security deposit of £350, or
• a non-refundable stay protection fee of £49.99,
which may be collected off-platform after your reservation is confirmed.
If a security deposit is required, it will be taken as a pre-authorisation on your card — meaning the amount is reserved but not charged. It will be automatically released on checkout day, following our routine cleaning and inventory check.
