Very close to a lot of places (I was on foot). It was the only room available on a weekend evening end of May. The tiny room (~5m x ~4m) was very efficient with shower and toilet within 1 meter from the bed. It was rather quiet even with the window open (looking across to next building with hanging laundry - very quaint from my perspective).
The value ($) for the room. Much higher than the hostels in Marseille but this was a busy time - summer weekend and lots of parties in Marseille. The narrow stairs up 2 floors (with no elevator) would make it impossible for less agile person with carry-on or check-in luggage.

Efficace : propre, clim, personnel attentif, 10 min à pied de la gare, chambre petite mais OK pour une nuit de passage (mon cas), le minimum est là
Débit de l'eau chaude aléatoire, mais pendant la canicule, pas un réel pb.
