The main living area welcomes you with an open floor plan, plush seating, and large dining tables that make group meals easy and effortless. Two fully equipped kitchens, designed for cooking at scale with stainless steel appliances, generous prep space, and dual dishwashers, make it easy to host everything from shared breakfasts to cocktail hours and late-night snacks. Spread across multiple floors, the home’s 13 bedrooms offer plenty of flexibility for large families, friends, and retreats. With a mix of queen and twin beds, everyone gets their own cozy corner to unwind after a day outdoors. The fun continues downstairs in the expansive game room, where a pool table, air hockey, foosball, and a showstopping bar—salvaged from an HBO television production—set the stage for evenings that stretch into laughter-filled nights beneath the glow of a disco ball. Step outside to soak in the Catskills air from the large deck—complete with a BBQ grill, outdoor dining space, and stunning mountain views. Comprised of quaint towns, each with their own charming main street, upstate New York’s Hudson Valley is famed for its natural beauty and seasonal produce. After all, it was here that inspired an entire artistic movement of Romantic painters who captured the area’s rolling hills, colorful foliage, and pastoral setting. View the landscapes in person by hiking the Catskill Mountains. Then, visit local farms where there’s a lot to pick: apples in the fall, strawberries in the summer, and vegetables in between. Local Attraction: Hunter Mountain Ski Resort, Windham Ski Mountain and Resort, Hunter Mountain Ski Resort, Rip Van Winkle Lake Park (just a 1–2 minute walk and literally around the corner from the home), Windham Path, Windham High Peak, North Lake/South Lake hiking and kayaking area, Kaaterskill Falls, Hensonville’s farm-to-table market, Maplecrest trailheads, and the nearby towns of Windham, Tannersville, Hudson, and Catskill. Home Truths: - This home accepts a maximum of 2 pets. But pets must be approved in advance and are subject to an additional fee of $150 per pet. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet. - Pool heat is a paid feature ($150/day) and needs to be requested 24 hours in advance before the day of check-in. - All bookings over 30 days require a security deposit to be charged after booking. Parking Details: - Driveway parking for up to 10 vehicles, depending on vehicle size, with additional street parking available directly adjacent to the property. This home comes with a pack n' play travel crib available. A high chair can be provided upon request with at least 24hrs advanced notice. - All bookings over 30 days require a security deposit to be charged after booking. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions. As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards. IDs will be requested for verification after booking. All bookings over 28 days require a security deposit. We report and prosecute all Credit Card Fraud.
