About this house rental
Step back in time and call our large,1880's Carriage House your chosen spot for some family time! We raised our 5 daughters in this expansive home and love to share our unique home with guests.
Lovingly updated and restored with all the amenities of home including central air conditioning,a chefs kitchen with high-end appliances, 2 dishwashers, 6 burner gas stove and double oven.
Our home has a total of 4 bedrooms and 2 full baths for you. Three bedrooms are located on the first floor and then our Game Room downstairs offers sleeping areas for all the cousins! The home has ducted heat, central AC and a lovely fireplace that is professionally maintained every year.
The house offers 2800 sq ft of space which includes a 1200+ sq ft Great Room with plenty of seating for guests, a wood burning fireplace,game board center/second dining area, large smart television with DVD, and Netflix etc.
There is an eat-in kitchen with large table that can seat 10-12+.
A large wooden fold out table is also available for Holiday or large family dinners to extend the table or create a large eating space in the Great Room.
The large Game Room in the finished basement hosts a gas fireplace, TV/DVD, foosball table, darts, air hockey, a sleeper sofa with upgraded mattress and sleeping areas for the kids (or adults). The Game Room features two full size beds,a twin trundle bed and a queen sleeper sofa bed. When we are home, we have all the kids and Teens sleep here :) They are loud and we can't hear them from upstairs :) :)
A fully fenced yard with doggy door, an in-ground pool with extensive decking, a 4 person hot tub, a campfire pit and propane grill are provided outside.
Plenty of parking for up to 6+ vehicles plus street parking.
The Carriage House is located in the Village of Palmyra close to all village amenities and a 5 minute drive to Hill Cumorah (4 miles) and all LDS sites. Short 15 minutes to the Finger Lakes and 20 minute drive to all the Rochester area has to offer. We are 6 minutes from I-90.
Bedrooms are as follows:
Bedroom #1- Master bedroom with Queen Bed and crib. Main full bath with bathtub attached.
Bedroom #2- Double bed with twin trundle and a pack-n-play.
Bedroom #3- Queen bed and en-suite full bath, with shower.
Bedroom #4- Game Room Area- Pull out queen sofa bed, 2 full beds, 2 twin beds.
Our goal is for the home to be a comfortable gathering place for your family to relax and connect with each other. The Carriage House comfortably fits at least 2/3 families.
We keep this home very clean and clean ALL linens & ALL bedding after each guest. We supply all laundry supplies, paper products, dish tabs, dish soap, kitchen wipes, baggies, foil, spices, basic cooking items ( flour, sugar, oil etc) trash bags and pool toys for you during your stay. Just bring your food and relax!!!
* Please note that the carriage house is a duplex. You will occupy the first floor and the finished basement . That is approximately 2800 square feet . The upper apartment on the property is occupied by our daughter and her pup. This apartment is completely separate from the carriage house rental space with no shared services, or space. It has a private entrance. She helps us take care of the property and our guests and it works out perfectly.

We thoroughly enjoyed our stay at the Carriage house. Everything was as listed on the site. Christine was very accommodating and patient through a couple of hiccups at the beginning of our booking. There was a lot to do in the house during the evening. We had 10 people staying and there was plenty of room. The house was beautiful and we loved looking at all the "history". The house was very clean and plenty of everything we needed. Thank you for a great stay.

We loved staying in this cozy carriage house! Four adults and 10 children ages new born to 18 yo (two families). Room setup was great: large room with a crib and a room close by for littles for one family. Then another room for the other couple on other side of laundry (we never heard the baby cry in the night!) and all the other kids downstairs. We used the pullout couch, trundle and full buds to accommodate all the cousins. Game room was awesome!We were a little early in the season to enjoy the pool (cold out!) but our kids enjoyed the hot tub, and the pool was already secured to avoid any accidents. Host provided separate towels for hot tub use. We utilized the grill and loved that there were lots of small appliance options for meals. We utilized the pancake griddles and slow cooker, though there was an air fryer, toaster and coffee makers also available. Host has wide variety of pots, pans and cooking/serving utensils. We bought paper products but didn't need to. Lots of glassware, plates and silverware available, and two new dishwashers. Kitchen well-stocked with cutting boards, knives and cheese graters. Perfect for making large breakfast and dinner each day of our stay. We made use of washer/dryer available and appreciated access to the vacuum to vacuum crumbs and tidy up at the end of each day. Host was great to work with, and let us know all the details up front. It can be a challenge to find accommodations for such a large group, but this is the place!!
