Douglas Lake is a TVA-reservoir, and water levels drop during fall and winter. Water levels cannot be guaranteed at any time. Historical water charts are available online. Typically, boat-able water is accessible from mid-April to mid/late-September.

• Only guests listed on the reservation are permitted
• Events must be pre-approved (fees may apply)
• No smoking indoors (cigar room is designated)
• Primary guest must be 25+ to book
• No refunds for weather, water levels, or unforeseen events

★★ MID-STAY CLEANING ★★
• We offer mid-stay cleaning for an additional fee upon request and subject to availability

★★ HOT TUB GUIDELINES ★★
• Please place the cover back on after use to maintain cleanliness and rinse off before entering to keep the filtration system functioning optimally

★★ TRASH & WILDLIFE SAFETY ★★
• Please dispose of trash in tied bags inside bear-proof cans and ensure the doors are shut
• Do not leave food in cars to avoid attracting bears

★★ TRASH PICKUP & FEES★★
• Guests are allowed 6 bags of trash per stay for free. It’s no problem if you have extra bags! However, please note there may be a $50 excess trash fee.
