Our modern three bed property offers the opportunity to relax and unwind in the quieter suburbs of Leamington Spa, whilst also only being a 10-15 minute stroll in the town centre.
The street offers plentiful parking which is usually always readily available.
Our 3 bedroom property offers a warm and welcoming atmosphere, making it the perfect place to relax and unwind. The interior is thoughtfully designed with modern amenities to make your stay as comfortable as possible.
Bedroom 1: A spacious master bedroom with a plush king sized bed & en-suite with a large shower.
Bedroom 2: A modest second bedroom with a double bed and a small child's cot, which is free for guests to use if necessary (please supply your own bedding).
Bedroom 3: The smallest of the 3 rooms but still offers a comfy single bed.
Living Room: Relax on the comfortable sofa and enjoy the flat-screen TV, or work away at the desk area.
Kitchen: Fully equipped with everything you need to prepare and enjoy home-cooked meals and enjoying some family time around the dinner table.
Bathroom: A clean and modern bathroom with a bath and shower. There is also a downstairs loo.
Additional amenities: High-speed Wi-Fi, Smart TV with streaming services available, Iron and ironing board.
Outdoor Space:
Step outside to a private backyard where you can enjoy the fresh air. The patio is the perfect place to sip your morning coffee and listen to the birds.

We are in a great location, just a 10 minute walk into Leamington town centre & Newbold Comyn is on your doorstep with access to lots of open green space to go for a walk in nature. It also hosts a great cycle track with skills area and mountain bike trails & bike shop. Also within walking distance is a leisure centre, gym, swimming pool, children's climbing wall & badminton courts.
We are within walking distance to the train station with easy access to Birmingham city centre, Warwick (home to Warwick castle), Kenilworth, Stratford upon Avon, Oxford and only 1hr30 into London Marylebone.
Leamington Spa offers a great range of cafes, restaurants and shops including lots of independent options. A few favourite spots we would recommend - - Steamhouse for the great bagels

- Bebas for authentic Greek lunch
- Villa Capri offers great Italian food for a special dinner and also has a great cocktail bar.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
