We have recently refreshed and thoughtfully re-styled the studio to create a more homely and inviting atmosphere, ensuring a comfortable and relaxing stay. With its central location and carefully considered interiors, it offers the ideal base for enjoying everything Hereford has to offer, whether you are visiting for business or a leisurely break.

The open-plan layout creates a light and spacious feel, with a cosy seating area ideal for unwinding after a busy day. The kitchen is well equipped for preparing meals, making the studio suitable for both short visits and longer stays.

Early check-in and late check-out may be available upon request and are subject to availability.

Early check-in: from 1:00 pm, available for a flat fee of £20.

Late check-out: up to 12:00 pm, available for a flat fee of £20.

Unauthorised early check-in or late check-out may result in additional charges.

★ Lost Property & Returns ★
If personal items are left at the property, we can arrange to return them upon request, where possible.
A flat £10 return fee will apply to cover postage, packaging, and handling time.
This fee must be paid before items are shipped.
For larger or high-value items requiring special delivery, additional postage costs may apply.
Any unclaimed items may be disposed of after 30 days.

Each booking includes a standard set of towels and bed linens based on the number of guests booked, to keep pricing fair and competitive.

Extra items may be added before arrival or during your stay (subject to availability):
Extra towel set (for up to 2 guests): £10
Extra linen set (per bed): £15

Full check-in instructions are sent 24 hours before arrival for security reasons.

★OUR CANCELLATION POLICY★

We offer a flexible cancellation policy consistent with industry-standard short-term rental practices.

Full refund if the reservation is cancelled at least 24 hours before check-in.

No refund if the reservation is cancelled within 24 hours of check-in, including no-shows or early departures.

All cancellations must be made in writing. Refunds will be processed to the original payment method. Any non-recoverable payment processing fees may be deducted from the refund.

Unauthorised pets are not permitted and will result in an additional charge.

🚭 Smoking & Vaping
Smoking and vaping are strictly prohibited inside the property. Smoke alarms must never be covered.

🚫 Conduct & Use of Property
The property must not be used for:
• Parties or events
• Illegal activities
• Unauthorised commercial use

Only registered guests are permitted to stay unless agreed in advance.

🔇 Noise
Please be respectful of neighbours at all times.
Quiet hours are from 10pm – 8am (please also be mindful in corridors).

🧼 Cleanliness & Care
Guests are expected to leave the property in a reasonable condition.
Excessive mess, damage, or misuse may result in additional charges.

💷 Additional Charges
Unauthorised pets, smoking, drug use, vaping, or breaches of house rules may result in an additional charge of up to £100 to cover extra cleaning, deodorising, security, and associated costs.

Guest & Visitor Policy

For everyone’s comfort and safety, only registered guests listed on the reservation are allowed on the property. Unregistered visitors or third-party access are not permitted.

Commercial activity, unlawful use, or solicitation of any kind is strictly prohibited. Excessive visitor traffic may result in immediate termination of the stay without refund.

ID Verification
Each guest may be asked to provide a valid government-issued ID prior to check-in. To help maintain a safe and secure environment, last-minute bookings and local reservations may require additional verification and, in some cases, a refundable security deposit before check-in.
