Just steps from the slopes, this fully renovated Forest Cottage is the perfect basecamp for your next mountain getaway. Set on beautifully landscaped grounds, this home offers a peaceful, private feel while providing unbeatable convenience, with direct access to the bunny slope via a private association trail. Traveling with a larger group? Its next-door neighbor, FC19, is also one of our rentals, making it easy for multiple families to stay side by side.
Inside, the open-concept layout features a modern, fully upgraded kitchen that flows seamlessly into the dining and living areas. The main dining table seats five, with room for four more at the bar, plus an additional table for four in the spacious lower-level bonus area—plenty of room to gather and dine together. For added comfort, mini-split AC units cool the upstairs bedrooms and living room, keeping the home perfectly comfortable during warmer months. Please note - the fireplace is decorative only and currently not available for guest use.
The main level includes two bedrooms—a king and a queen—along with two beautifully renovated bathrooms. The queen bedroom has its own private ensuite for added convenience. Downstairs, a large open space doubles as a second living area and game room, as well as an extra sleeping zone with two queen beds and direct walkout access to the backyard and ski trail.

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets are not allowed. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Pets are not allowed. Unauthorized pets are subject to a $300 fee and immediate termination of stay.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.

-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing some steps.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling
You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

We've stayed in a similar condo and this one was equally terrific - easy ski in/out accessibility, which is key when traveling with a lot of people. Condo layout and essentials (kitchen cookware, dishes, etc) worked well for our party of eight. Lots of hot water for showers. Loved having a working fireplace and full finished basement for teens. Renting through Bretton Woods was key - we had one glitch and they were very friendly, responding immediately. Highly recommend this as a wonderful winter rental!

Stayed here for the first time. Unit is not luxurious but this is reflected in the price. It is clean and comfortable. It is very, very close to the slopes (learning trail). Staff at BW Vacations are very responsive. I had questions prior to arrival and they responded very quickly. During my stay, we lost power and they were in constant communication to provide updates from the Electric Company. (Bring firewood in case this happens to you :-). Before leaving, we booked our next trip with BW Vacations because of our great experience with them -- Different unit because we are are planning more guests for next year-- but I would stay in this unit again.

We had a terrific vacation in New Hampshire, thanks in large part to Bretton Wood Vacations. We stayed for a week and brought along our married children and their children. In total, we rented four units and everyone had a fantastic experience. From the time that we reached out to the Bretton Woods Vacation team through the end of our stay, they were all polite, courteous, responsive and professional. The next time we return to New Hampshire, we will certainly reach out again to the Bretton Woods Vacation team.

Certainly friendly and accessible, although about as personal as AI. I received a couple of emails expressing the hope that all was well, with an implied invitation to let you know if something was lacking. What was lacking was the grill I was told would be there and was not. I only care because I bought very expensive steaks for said promised grill. Most annoying. Especially when I was thanked for understanding without ascertaining that I did!
