Let’s start with what’s 10/10 … Location is excellent .. pics may not do justice to the space in the 2 upstairs balconies and the large sitting area on the ground floor .. view of the sea and mount vesuvius is excellent.. the outside area is quite big and so are the balconies, and it may not seem so from the pics.. the villa is about 15 mins drive from sorrento city center and you have groceries and restaurants around 5 mins away Parking: This is a gated villa and it has secure space for 2 medium sized hatchbacks or one large car .. this is a luxury in this area .. now if you have a large car you got to be a braveheart as the entry/exit from the villa will test your driving skills to the fullest :)) as it’s a very narrow road Airconditioning: It was much better than we expected and was very effective, something you really need during these hot summer months Swimming pool and the hot tub: It was clean and freshly filled up for our arrival Host: Francesco was wonderful, very responsive, helpful and always available Space: The Villa has enough beds for 10 adults to sleep .. though one of the single bedrooms on the first floor may be a tough spot as it doesn’t have any AC vent

It’s fundamentally an old villa and pics may be a little deceiving .. now an old villa is not a problem per se but it needs to be maintained properly The 2 Bathrooms are big US sized bathrooms so space is good but the general quality of the bathrooms is average .. shower cabins appear dated .. water flow is not impressive especially in the upstairs bathroom … The kitchen is truly mediocre with white goods below average .. the gas hob is below average, dishwasher is very old and frankly didn’t work and an engineer came and mentioned it needs replacement so hopefully it would be changed, fridge is ok but not great for these summer months .. cutlery is barely enough and old Furniture is more than sufficient .. lost of chairs and a big dining table is there .. ground floor outside table is also big with more than adequate chairs .. 5-6 sun loungers are there (though old) … beds and sofas are average though Flooring of the house requires some work All in all if they spend some money and get some general repairs done they can easily get a rating of 9 or 10

the Villa is big enough, it has 3 bedrooms with twin beds , one room with two single beds and one room with one single bed. it have enough towels and a washing machine to clean our closes.'The most advantage of the Villa is the sea view you can see from 3 different balconies the sigh of Napo0li and the Vezuv mountain . it has a very good Zakusi. One of the advantages is that there is near4by a nice restaurant that provides buffet breakfasts for 18 Euros and it was very good and rich. We highly recommend if you like to have an Hotel breakfast.

Some maintenance problems that I hope will be corrected. I have advised the manager about them)
