Perfect for travelling friends or families, plus with dog’s welcome this spacious barn conversion by Orchardleigh Estate, Frome, really caters for all. The open plan living space has a brand new, well-equipped kitchen, stylish dining, a huge comfy sofa for movie nights and wood burning stove. Two bi-fold doors open out to private gardens complete with outdoor furniture, wood fired hot tub and BBQ. The four spacious super king, en-suite bedrooms have comfortable beds for a restful stay.

Experience the ultimate escape at this beautifully renovated barn, perfectly situated just a short stroll from Orchardleigh Estate—ideal for weddings, events, golf days, and tournaments. Located only a 4-minute drive from the vibrant heart of Frome, you'll have access to an array of independent shops, restaurants, bars, cafes, and the renowned Frome Independent Market, held monthly on the first Sunday.

Spanning 2,150 sq ft, the barn combines thoughtful renovation with luxurious touches—oak floors, expansive floor-to-ceiling windows overlooking lush greenery, and layered lighting creating warm, inviting atmospheres. We welcome furry friends, and the property includes a dog-safe private garden. There are walks in abundance from the property and ideal for letting the dogs do what dogs do away from the gardens . Please note, wildlife is abundant, so leash your pets as needed. Parking for three vehicles, including an EV Charger, adds convenience.



The outdoor area features a wood-fired hot tub, BBQ (located to the side dining area), and utensils, plus comfortable seating, perfect for relaxing and entertaining —plus logs supplied to get you started, with additional logs available for purchase. Beyond the garden, enjoy tranquil views of fields and green space. A side pergola offers a cozy spot for morning coffee, while another quiet area for guest use ensures peaceful privacy.



N/B: The property has a Layzee wood fired hot tub - we use Chlorine and Bromine free treatments in fresh water for every stay. There is a £15 surcharge in winter to light the fire and heat the hot tub for arrival. This prevents the pipes freezing. If you choose not to use the hot tub it will be left empty. This service is available in winter only. Summer months the hot tub will be pre filled ready for you to light on arrival.



As evening falls, enchanting lighting enhances the garden and boundaries, making it perfect for stargazing away from light pollution.



Inside, the large open-plan living space boasts a chef’s kitchen outfitted with high-end appliances, a full-size fridge/freezer, dishwasher, two ovens, hob, microwave and ample crockery for group dining. The lounge features a SMART TV, a plush sofa, coffee table, and additional seating. Upstairs, a second lounge area with games and entertainment awaits. Super-fast Wi-Fi is available—some networks may benefit from enabling Wi-Fi calling for optimal mobile service.



All bedrooms are spacious and equipped with brand new en-suite full bathrooms. The main ground-floor bedroom includes French doors. There is also an en-suite with a luxurious deep bath for ultimate relaxation. This bathroom has a second door off the main living space for daytime use of the WC but can be locked in the evenings for privacy and sole use of the en-suite. Thoughtfully provided amenities include fluffy bath sheets, eco-friendly toiletries, and essential supplies. Each bedroom is furnished with hotel-quality linens on super king-size beds, complemented by blackout blinds for a restful morning. The serene, peaceful setting offers a perfect retreat to unwind and recharge.



Guest Access:

The whole property and gardens are for sole guest use. There is parking for 3 cars and EV Charger.



There are bedrooms with en -suites on the ground floor so suitable for those with mobility issues.



There are public footpaths to some amazing walks by the property.

Getting Around:

Parking

There is private parking for three cars, with EV Charger.



Train

The nearby Frome train station offers frequent services to Bath and Bristol, providing convenient transportation options from London and other areas.



Taxi

It's best to pre book a taxi to and from the train station. Call Shawn at Smile Taxis to arrange.



Bus

Excellent bus links connect to neighbouring towns such as Frome, Glastonbury and Wells. Frequent busses to Bath and Trowbridge. More details upon booking.



Other Things to Note:

We love our property and hope that guests will enjoy their visit, and respect the buildings, contents, space outdoors and friendly neighbours.



Check in is at 4pm and checkout is at 10am.



We provide a basket of logs for the wood burner. More bag are available at £10 a net. Please leave cash on departure.



Due to the size and facilities of this property we are unable to offer late checkouts or early check ins. We do like to make sure we do a through job which we hope all of our guests appreciate :)
