The location is perfect, just next to a bus station and only 10 mins walk away from Gion. It is pretty new, all the facilities are sufficient and easy to use. Good heater and AC. Beautiful garden. We love the coffee and tea set. Just a min walk to a supermarket and convenient store, we bought breakfast and late night supper easily.
The wall is bad. The wall is for outside use but somehow is used inside as well. It would scratch or even hurt your skin so be careful. Also the bathroom isn’t that clean as other Japanese hotel. Maybe because of the wall, it would make some sands in the bath tub. Also the neighbors are all re-modeling so it would be pretty noisy in the daytime.
