Welcome to our pet friendly updated historic bungalow in trendy Seminole Heights! Inside, enjoy modern comforts with TVs in every room and a fully equipped kitchen. Outside, relax in the private, spacious backyard with games, a Traeger, gas grill and a large TV under the pergola. Walk to top restaurants, breweries, and cafés. A beautiful park on the Hillsborough River is just down the block. Safe, quiet, and perfect for work or play - your ideal Tampa stay awaits!

Living Room:

Upon entering the house, you’ll step into the living room. The TV is mounted on the wall, and the remote is conveniently located next to it. Please don’t touch the sound bar, as it is already paired with the TV. Feel free to use the apps, but do not log out or make purchases.

Guest Room / Second Bedroom:

This cozy and versatile bedroom is designed with comfort and flexibility in mind. It features a queen-over-queen bunk bed plus a twin trundle tucked underneath, making it perfect for families, groups of friends, or anyone who wants extra sleeping space. Whether you’re traveling with kids or adults, this room comfortably accommodates multiple guests without feeling cramped. Fresh linens and thoughtful touches ensure everyone has a comfortable night’s rest.

Dining Room & Kitchen:

The dining room has another TV, which operates via an Amazon Fire Stick. You need to manually hit the left button on the sound bar to turn it on. Once it is on the fire stick remote will control the volume. Do NOT touch the record player or records on the bar. To turn the sound on hit the button on top of the sound bar. It will automatically connect via Bluetooth.

How to Adjust the Google Nest Thermostat:

The thermostat is preset for comfort and energy efficiency, but you can adjust it as needed.

Basic Temperature Adjustment
1. Tap the Nest Thermostat display to wake it up.
2. Swipe your finger up or down on the touch-sensitive surface (outside white ring) to adjust the temperature.
3. Tap to confirm your selection.

Changing Heating or Cooling Mode
1. Tap the thermostat to wake it up.
2. Tap the screen to open the menu.
3. Swipe to “Mode” and tap to select.
4. Choose your preferred mode:
• Heat – Warms the home to your set temperature.
• Cool – Cools the home to your set temperature.
• Heat•Cool – Maintains a comfortable temperature range.
• Eco Mode – Saves energy when no one is home.
5. Tap to confirm your selection.

Returning to Eco Mode (Energy Saving Mode)

If you’re leaving the house for an extended period:
1. Tap the thermostat to wake it up.
2. Select “Mode” > “Eco”.
3. The system will adjust to an energy-saving temperature automatically.

Feel free to use the kitchen—it’s fully stocked! Just make sure to return all utensils and cookware to their original places. The kitchen leads into the mudroom, which has a washer and dryer. You’re welcome to use these, but please clean the lint catcher and don’t overload the machines.

Master Bedroom:

The master bedroom includes a dresser for storing clothes, and an additional twin bed. The closet contains personal items and is off-limits. Please feel free to use the window unit if additional air conditioning is needed.

Backyard & Outdoor Area:

Exit through the back door to the screened-in porch - please keep the door closed to prevent bugs from getting in. The porch has a TV and a fridge for guest use.

On the patio area, you’ll find a pergola with a TV, Traeger grill (only for experienced users), and a fire pit. If you’re unfamiliar with the Traeger grill, please refrain from using it. You’re responsible for bringing pellets if you decide to use it. The fire pit works by turning on the propane at the side, holding down the gas control knob, and pressing the igniter. If it doesn’t light, turn off the propane. Please do not touch the plants.

For entertainment, there are darts and cornhole - please ensure everything is cleaned up and covered when you're finished. The covers should go back on the grill and fire pit.

Checkout Instructions:

Gather all used towels/sheets and place them in the washing machine. Add one pod, hit the on button and then start. Do not overload. If it does not fit leave it in the hallway across from machine.
Turn off all lights, electronics, and appliances (except for the A/C). Return all remotes to their proper places.
Dispose of trash by using the gates to access the back alley. Make sure to empty the trash and recycling in the kitchen and all bathrooms plus the office. The patio trashcan also needs to be emptied if used.
Return all household items to their original places, and if necessary please load and run the dishwasher before you leave.
Any excessive mess will resolve in the cleaning fee being charged twice.
Report any damage that may have occurred.

Early Check-In & Late Check-Out Policy:

Available upon request, starting at 1:00 PM for a $50 fee. Late Check-Out: Available until 1:00 PM for a $50 fee. Availability depends on our cleaning schedule and other bookings. If you need extra time, please let us know in advance, and we’ll do our best to accommodate you!

STRICT NO-DRUG & NO-SMOKING POLICY:

For the comfort and safety of all guests, we maintain a strict no-drug and no-smoking policy inside the home. This includes marijuana, tobacco, vaping, and any other substances—even if legal in the state or if you have a medical card. Smoking is only permitted outside, and guests must properly dispose of any cigarette butts. Any evidence of smoking, drug use, or residue inside the home (including ashes, odor, or paraphernalia) will result in additional cleaning fees of up to $250 and may lead to removal from the property without a refund. Our smoke detectors are not designed to detect marijuana or cigarette smoke, so their inactivity does not indicate compliance. We appreciate your cooperation in keeping our home clean, safe, and enjoyable for all future guests!
