It's OK for the price, as long as you don't expect much from a budget hotel (i.e. align your expectations with the price).
We stayed on the 4th floor, and the building doesn't have a lift, so be prepared to use the steep staircase.
Our aircon was mediocre; it took about an hour to cool down our small room, but if you keep it on, it's OK.
The location is good.
