Whether you're here to unplug, unwind, or uncork something fabulous, we’re thrilled to host you. Before you dive into the oversized soaking tub or start roasting marshmallows by the fire pit, let’s go over a few essentials to make your stay smooth, safe, and sparkle-level serene.

Arrival Checklist

• Thermostat: Nest system—feel free to adjust, but please don’t try to reprogram it
• Parking: 2 vehicles max in the designated gravel area
• Emergency Contacts: Listed in the welcome binder on the kitchen counter

• Ultra- plush comforters, throws, and Pima cotton linens washed and ironed after each guest
• Locally roasted coffee & drip-coffee maker & tea
• Included quality bath products (shampoo, conditioner, body wash, bubble bath)
• Board games, books, and a Bluetooth speaker
• Two-person soaking tub and rainfall shower with spa towels
• Firewood bundle for indoor wood stove and propane tank for outdoor firepit. (Current local fire restrictions in place. Indoor wood stove is out of order until further notice. Please enjoy the outdoor firepit responsibly in the meantime. Thank you!)
• Starter supplies: paper towels, toilet paper, dish soap, trash bags

Indoor Wood Stove: Rustic Warmth, Responsibly
Ah, the crackle of a real wood fire—nothing says “mountain luxury” like it. We’ve stocked a bundle of seasoned firewood for your use, and the stove is ready to charm your socks off. That said:
• Please do not start a fire unless you know how to operate a wood stove safely.
• If you’re unsure, skip the flames and enjoy the radiant heat from our central system.
• Never leave the stove unattended while burning.
• Keep all flammable items (including pets and party hats) at least 3 feet away.
• Do not burn anything other than the provided wood—no paper, trash, or mystery logs.
• If the stove is damaged due to misuse, repair costs will be charged to the guest.
We love a good blaze—but only the safe kind. When in doubt, reach out before lighting up.

House Rules (aka “The Chill Code”)
• No smoking inside (including herbal adventures)
• No parties or events
• Quiet hours: 10 PM – 8 AM (we love our neighbors)
• Please treat LUXHYTTE like your own home—but better

Liability Waiver & Guest Agreement
By entering LUXHYTTE, you (the Guest) agree to the following terms:
1. Assumption of Risk: You acknowledge that certain amenities (e.g., soaking tub, fire pit, hiking trails, wood stove) carry inherent risks. You voluntarily assume all risks associated with their use and release the Owner from any liability for injury, loss, or damage.
2. Indemnification: You agree to indemnify and hold harmless the Owner from any claims, damages, or expenses arising from your use of the property, including but not limited to personal injury, property damage, or violation of house rules.
3. Soaking Tub Use: Use at your own risk. Children must be supervised. No glass near the tub.
4. Security Cameras: Exterior cameras are in use for safety. No cameras inside the home.

Damage & Responsibility
We get it—accidents happen. But here’s the deal:
• You are responsible for any damage to the property or its contents caused by you or your guests during your stay.
• Any damage beyond normal wear and tear will be assessed and charged to the card on file.
• Please report any issues immediately so we can address them quickly and fairly.
• Unreported damage may result in additional fees or legal action.

Legal Stuff (Because We Gotta)
This guide, along with your booking confirmation, constitutes a legally binding agreement between you (the Guest) and the Owner of LUXHYTTE. By completing your booking, you acknowledge and agree to all terms outlined herein, including the liability waiver, house rules, and damage responsibility. Violations may result in immediate termination of your stay without refund.

Final Notes
We want your stay to be unforgettable—in the best way. So relax, explore, and enjoy every moment. Don’t worry about taking the trash out or putting the sheets in the wash – we will take care of that for you. If you need anything, don’t hesitate to reach out. We’re just a text away.
