About this house rental
Seahorse Sea is a true waterfront retreat on a quiet canal near the east end of the Bolivar Peninsula. Launch at the subdivision boat ramp at the end of Mabry, then tie up at your own private dock behind the house. The home sits between the sand and the water — a short hop across the highway to a wide, uncrowded beach, with the dock, patio, and canal out back all your own.
We built it up high on purpose, for a Gulf, bay, and Intracoastal Waterway panorama from nearly every room and deck, with barges rolling by and pelicans over the canal. This was our family's beach home for years — sunrise over the Gulf from the master deck, sunset over the bay from the rear deck, long afternoons crabbing off the dock. Now we share it with you.
Inside, the open kitchen, dining, and living area is bright and wrapped in windows, with granite counters and seating for twelve. The home sleeps 16: a master suite with a king, TV, walk-in closet, and spa-like ensuite (jacuzzi tub, walk-in shower, double sinks); a queen-over-queen bunk room; a second room with two queen-over-queen bunks; and two living-room daybeds. The bunks are genuinely comfortable — grown-ups sleep as well as the kids. There's a full hall bath and a laundry room with a washer and dryer.
We provide starter coffee, hand soap, bar soap, toilet paper and paper towels, plus laundry detergent for two loads, two dryer sheets, and dishwasher soap for two loads. One of those laundry loads is meant for the towels at checkout. We do not provide food, condiments or spices.
Downstairs is made for waterfront living: an enclosed rinse-off shower, a large sandstone patio with two tables, a wind-protection wall, and your dock for grilling and fishing. Part of canal life is the wildlife — jumping fish, blue crabs, and now and then an alligator gliding past — so please don't swim in the canal, watch children and pets near the water, and never feed or approach the wildlife.
Parking fits five vehicles, or four plus a trailer if you are bringing a boat, between the driveway and the space under the house. Please do not park on the street or on the grass, and please do not park on the right side of the driveway, as that is the septic drain field.

General Rules
The primary guest must be at least 25 years old and stay for the entire reservation.
Maximum occupancy must not be exceeded at any time.
Only registered guests are allowed on the property.
Respect the neighbors and keep noise to a reasonable level at all times.
Parties, Events, and Behavior
No parties, events, or large gatherings without prior written approval.
Any disruptive or unsafe behavior will result in immediate removal from the property.
Fireworks are not allowed anywhere on the property.
Smoking and Vaping
Smoking and vaping are not allowed inside the home or on the deck.
Any evidence of smoking or vaping inside results in a $300 fee.
Pets
Adult pets are welcome with prior approval - no pets under a year, and pets must be house-broken. Dogs of any size are welcome. Maximum 4 adult pets.
The pet fee is $100 per stay for up to 2 pets, plus $50 per pet for up to 2 more. Undisclosed pets will result in additional fees.
The private deck off the master bedroom has no stairs to the ground - the only way on or off it is the bedroom door.
Guests must clean up after pets and keep them off furniture and bedding. Please bring your own sheets or blankets to cover anything your pet will be on, and keep pets supervised.
A $150 cleaning fee applies if the pet rules are not followed.
Trained service animals as defined by the ADA are exempt from the pet fee; emotional support, comfort, and therapy animals are treated the same as pets. All other house rules still apply.
Waterfront and Dock Safety
Children and pets must be supervised at all times near the water.
Do not swim in the canal.
No diving or jumping from the dock.
Do not tie boats or jet skis in a way that blocks the canal.
Fishing from the dock is allowed; please keep the area clean and clear for everyone.
Never feed or approach the wildlife.
Boats, Trailers, and Parking
Parking fits five vehicles, or four plus a trailer if you are bringing a boat, between the driveway and the space under the house.
Do not park boats, trailers, or vehicles on the grass.
Do not park on the street.
Do not park on the right side of the driveway, as that is the septic drain field.
Charging an electric vehicle or a golf cart at the house is not allowed; our electrical system is not set up for it, and any cost or damage that results is the responsibility of the reservation.
Furniture, Equipment, and Property Care
Do not move indoor or outdoor furniture.
Do not clean fish inside the house.
Do not flush anything other than toilet paper.
Report any damage immediately so we can address it quickly.
Towels and Laundry
Fresh hand towels, bath towels, foot towels, and washcloths are provided.
Bath towels are for indoor use only.
2 loads of laundry detergent, 2 dryer sheets, and dishwasher soap for 2 loads are provided. One of those laundry loads is meant for the towels at checkout.
Climate Control
The home has central heating and air conditioning.
For proper operation, do not set the thermostat below 70 degrees for cooling or above 75 degrees for heating.
Keep doors and windows closed while the system is running.
Leave the air conditioning or heat, the dehumidifier, and the ceiling fans running at all times, including at checkout.
Kitchen and Cleaning
Wash dishes before checkout.
Do not leave food or trash outside, as it attracts wildlife.
Place all household trash in the outdoor bins. If the cans are full, please leave tied bags in the house.
Check-In and Check-Out
Check-in and check-out times must be followed unless approved in advance.
Return all keys and lockbox items to their original location.
Complete the checkout list provided in the home.
Lost and Found
We are not responsible for items left behind, but we will help when possible.
