Guest Access:
Guests will have full access to the apartment throughout their stay. Please note that amenities are available at the property's discretion. We are unable to process refunds if an amenity is closed during your stay.

From the riverfront and sports venues to local restaurants and nightlife, you'll be close to many of Cincinnati's most popular destinations.
Getting Around:
A car isn’t necessary to explore the area. Find restaurants, entertainment, and activities within walking distance.
Other Things to Note:
No smoking, parties
Check-in 4 PM, check-out 11 AM ($75/hr late fee)
$500 penalty for removing smoke detectors
No outside guests without permission
Two towels per guest per stay
Valid photo ID required to complete the booking
Max 2pets-Dogs only (40lbs combined) No Pit Bulls Bull Mastiffs [similar breed]
Additional $100-300 pet fee based on stay length, collected separately.
To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.
Important note: The information is collected for verification only and is not stored or used for any other purposes.
Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be 22 years old.
No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-7am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
Note that all guests are required to submit a $250 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $40.00 non-refundable damage waiver.

The CozySuites at Textile Modern 3BR is a convenient location for the stadiums (walking distance). It is very utilitarian in its deco. Needs more seating (as others have said). Also, should state that there is only one set of windows (which you can see in the add). No other rooms (especially the cave like bedrooms) have windows. This unit is on the ground floor. The beds are decent but need more bedding, i.e. blankets. The "handicapped" bathroom needed some sort of threshold to prevent water from getting everywhere. And it's toilet did not have enough water in the bowl to properly flush. There were a smaller washer and dryer (did not use), looked in good condition. The oven was very dirty. The dishwasher had water still in it (is it working properly?). Should note on the listing a regular coffee pot provided (not a k-cup style). The parking is not explained, and the owner would not provide detailed info about parking unless a payment was made (even then it was incorrect info). Wrong! Avis car rental across the street does NOT let you park there as they told us. Avis is attached to a garage, at which you can park. There, now how hard was that? Believe this is due to the owner not knowing their properties. They have them nationwide. Hope this helps other travelers.

This was the perfect place accommodating our family for the weekend to stay in Cincy for the Reds vs Braves series. The place itself was absolutely amazing and so convenient to get anywhere - not to mention that the building itself was just beyond precious in that it had the coolest game rooms with an indoor basketball court, pickleball court, golf simulator, etc. The rooftop area was so beautiful to overlook the city as well! The building and our unit were extremely clean! We have two boys - 7 and 9 - and when we weren’t at the baseball games or out and about they were happy and we felt safe at all times! We will definitely be back!

The one short fall was furniture in living room. Need to get some additional soft chairs. A small sofa that barely fit 3 people was all that was available,
