House Rules:
- No parties, events, open-invite gatherings, or disruptive behavior of any kind.
- No unregistered visitors without prior written approval.
- No smoking, vaping, or drug use inside the home.
- Quiet hours are 10 PM–8 AM.
- No speakers, DJs, karaoke, amplified music, or outdoor music after quiet hours.
- Parking is limited to approved spaces only. Street parking rules must be followed.
- Moving furniture, tampering with cameras/noise devices/smoke alarms, or disabling Wi-Fi-connected safety devices is prohibited.
Violation of these rules will result in immediate cancellation of the reservation without refund and additional charges for damages, extra cleaning, or neighbor disturbance.
- Unauthorized party/event: $1,500
- Unregistered/unapproved visitors: $100/person
- Smoking: $500+ remediation minimum
- Noise violation requiring response from our team: $250
- Tampering with cameras/noise/Wi-Fi/smoke alarms: $150 per device
- Excess cleaning: actual cost + $250 admin fee
- Police/security response: actual cost + $1000 admin fee

Joanne was very attentive and accommodating. The house is decorated nicely and is very comfortable for a larger family or multi-family with a suite downstairs of a sitting room with TV, 2 bedrooms and a full bathroom. Beds varied from firm to very firm but all comfortable. I would highly recommend Olive and Oak.
