ABOUT THIS SPACE

Step into a renovated 680 sq ft ground-floor condo with no stairs and a private entrance. The pop-art living room is made for the moment you get back from a long night out: drop your bags, kick off your shoes and plan tomorrow from the sofa. Slide open the patio door for fresh air, and take your morning coffee out to the balcony.

Rinse off after the pool in a walk-in shower, with shampoo, conditioner, body soap and shower gel already waiting, plus towels, bed linens and toilet paper. A free in-unit washer and dryer means no laundromat run, so you can pack lighter.



SLEEPING, HONESTLY

One king bed in the bedroom, plus the living room sofa/futon and an airbed for two more. It's ideal for two adults, and comfortable for four on a short stay. The condo is exactly as pictured: cozy and one-bedroom, not a hotel suite.

You're in Paradise, just off the Strip. The honest picture: the Strip is a short drive or rideshare away, not a walk, and there's a designated Uber/Lyft pickup spot in the complex. Palms and Rio are the ones you can walk to, and Walgreens is a short walk for last-minute needs. Staying here means the casino is a choice, not a lobby you have to walk through. Times assume light traffic.

• Couples and friends who want nightlife a short drive away and a quiet, safe place to come home to

• Concert and game-day guests heading to Allegiant Stadium or T-Mobile Arena

• Pool-and-gym people who want a heated resort pool, a hot tub and a free gym without a resort fee

• Long stays of 28 days or more, with a full kitchen and a washer and dryer in the unit

Not the best fit if you want to walk to the Strip, or need a separate bedroom for more than two adults.



GUEST ACCESS

• Self check-in. Your door code and the code for the pool, hot tub and gym, along with clear step-by-step instructions, are sent at 9 AM on the day of arrival. No key handoff and no waiting on anyone.

• Private entrance, ground floor, no stairs to your door or inside the unit.

• The complex is a 24/7 security gated community.

• Your own balcony, plus the community's two resort-style pools, a hot tub and a fully equipped gym.

• The North Waterfall Garden Pool, South Heated Pool and hot tub are open 7am to 10pm. The gym is open 24 hours.

• The entire condo is yours. We're a message away if you have any questions.



DELIVERIES

Food delivery and small packages can come right to your unit. Please enter the correct address with the building and unit number, and add a delivery note: "Deliver to the door, not the community mail room." Mail service is not supported.



PARKING

Free parking is on the property. There is no parking fee and no resort fee. There is no limit on the number of cars, but please tell us each vehicle you are bringing before arrival so we can set up a parking pass for each one. There is no EV charger in the community, so please plan to charge at a public station nearby.



HOUSE RULES

This is a residential community, and your neighbors live here year round. Please help us keep it calm, safe and respectful for everyone.



QUIET HOURS: 10 PM TO 8 AM

• Keep voices, music and TV low at all times, and especially during quiet hours

• No loud music. Neighbors live above and beside you, so please be mindful of footsteps and late-night noise

• Noise complaints may end a stay without a refund



BOOKING & ARRIVAL

• Check-in after 4 PM and check-out by 11 AM. Unapproved late check-out is $75 per 30 minutes

• Sign the rental agreement when you book

• The guest who booked must be the one to check in. Please use a clear, current profile photo

• Guests with no reviews send government ID and a photo before arrival; a background check may be run

• A $150 security hold is placed 2 days before arrival and released 2 days after departure if no damage is reported



IN THE HOME

• No parties, events or social gatherings of any kind, including birthdays and bachelor or bachelorette stays

• Registered guests only. Each extra guest is $50 per night, and exceeding the maximum occupancy ends the stay without a refund

• No smoking, vaping or marijuana inside the home. Violations carry a $200 remediation fee

• No candles, incense or open flames

• Flush toilet paper only. Wipes and feminine products clog the lines and carry a $125 charge

• Use the Ecobee thermostat for the AC and leave the units in the closet alone ($250 fee if moved)

• Keep the door locked at all times, and leave things as you found them

• Ring doorbell camera and security monitoring run 24/7. Tampering with cameras, detectors or WiFi ends the stay without a refund
