For additional sleeping space, the entertainment room’s couch easily converts into a bed.
Bathrooms:
Enjoy two full bathrooms—one conveniently located on the main floor and another in the basement. Both are easily accessible from living and sleeping areas, so no one has to wait.

Check-in is completely contact free—guests use a key pad to unlock the home from the front entrance. The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.
The Neighborhood:
Located near downtown Lees Summit in one of the most vibrant neighborhoods in KC metro with families, professionals, artists and entrepreneurs.
Getting Around:
-If you're not bringing your car we have ample parking. Uber/Lyft are your very accessible.
Other Things to Note:
HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings or No Unregistered guests. Please indicate the number of guests prior to booking.
Be kind to the neighbors.
Do NOT block their parking spots/driveways.
If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if these rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.
LOCAL guests - please send us a message before booking. We cannot host local guests without prior authorization or preapproval.
Cancellation Policy: Guests will receive a full refund if they cancel more than five days prior to arrival, minus any processing fees. Cancellations within five days of arrival are non-refundable.
Pets: Pets are welcome with prior host approval. Please notify us after booking if you plan to bring a pet.
A fee of $50 applies for one pet, or $100 for two, which will be collected once the booking is confirmed and paid in full.
Guests are responsible for cleaning up after their pets, and we provide dog bag stations for convenience. The backyard is fully fenced, making it perfect for your furry companions!
Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.

The place met our needs, and had 5 very comfortable king sized beds. It was very clean, and seemed newly renovated. There was an issue with the heating system overnight, and there were no extra blankets on a really cold night, but upon reporting the problem the next morning, the owner got someone out to fix the system very quickly and also sent three new throws/blankets over right away. There are a couple of things to note, the fourth bedroom is very removed from the other bedrooms and you have to go through an unheated garage and down some steep stairs to get to that bedroom and the game room. One of the two bathrooms is associated with that downstairs area, leaving only one bathroom to serve the three bedrooms upstairs. We made it work, and felt pretty good about our experience overall.
