The pluses: Great food (unlimited) by the on premise cook, calm & quiet, helpful staff.
The minuses: Small cramped rooms, no table or chairs, no place to keep luggage. A single wall mounted fan (no ceiling fan) is ok for winter but may not be adequate during summer. No kettle, so have to wait for staff to get up to make some coffee if one is an early riser. Breakfast is limited to 2 items (e.g. couldn't get fresh fruits because 2 other items were already on the breakfast menu). Room price was 50% higher than an air conditioned spacious well furnished room in a three star hotel that I checked in to (in coastal Karnataka) after my stay here.

This place is highly underrated as it is close to town but not too close to busy areas. It's near coffee plantation and the staff helps u visit the plantation. The chef and caretaker really made our stay amazing with great food and provided neat and clean rooms. Wonderful small simple and beautiful homestay
Only one suggestion to owner is to maintain the front lawn and it will be truly 6 star property.
