Luxury Family Villa in the Heart of Warsaw

The location was convenient, host were responsive when we raised issues during the stay, the host agreed to a cash deposit, which was refunded promptly at checkout after they checked the house.

Check-in & Communication: The person who came for check-in didn't speak English (only Polish), which made communication quite difficult. The support phone number provided doesn't get answered — for any queries during the stay, you have to rely on messaging through Booking.com, which can be slow. Layout & Access: The ground floor only has the laundry room — the two bedrooms, living room, and kitchen are on the first floor, with two more bedrooms on the second floor. If anyone in your group has difficulty with stairs, this property may not be suitable. The garage was closed/inaccessible, so we had to park outside the villa (not a major issue for us, but worth knowing). Balcony & Garden: This was the biggest disappointment — the garden area and balcony were not permitted for use, and this restriction wasn't mentioned anywhere in the listing description. It came as a real surprise and significantly affected our experience, especially since outdoor space is often a key reason to book a villa. Maintenance & Cleanliness: The TV wasn't working on arrival, though it was fixed the next day after we reported it. The cleaning wasn't spotless — we found spiders and cobwebs in places, and the house felt a bit dusty overall. A clothes drying rack wasn't initially provided but was supplied after we requested it. Keys: Only one key was provided for the whole property, so my wife and I had to coordinate our schedules when going out separately but it was manageable. Value for Money: Given the restrictions on the garden and balcony (which weren't disclosed), and the overall pricing, we didn't feel this was good value for money. We also found the damage price list excessive, listing amounts far higher than the actual cost of the items.
