About this house rental

Summary:

Sunset Perch is a modern home set across four levels on Southold’s North Fork, a 5-minute walk from Southold Town Beach and 7 minutes from Greenport Village.



The Space:

The main level is open-plan living, dining, and kitchen, with high ceilings, large windows, and glass doors to the pool deck. The kitchen is built for a full house, with high-end appliances and a large island for prep and gathering.



Top floor: the primary suite has a king bed, a private bath, and its own outdoor deck.



Main level: a queen bedroom with an ensuite bath, plus two more bedrooms that share a full bath.



Lower level: a fifth ensuite bedroom with a full and a twin bed, alongside a game and media lounge with a 98-inch smart TV, a PS5, and a competition ping-pong table, plus a workspace with a printer.



Sleeping arrangements, sleeps 10. Primary: king. Corner: full. Middle: queen. Main-level ensuite: queen. Lower-level ensuite: full and twin.



Outside, the heated saline pool anchors the yard, with poolside loungers, umbrellas, and an outdoor dining area off a professional grill. The yard is fenced and dog-friendly. A rooftop deck tops the home, reached by an exterior stair. Commercial-grade Wi-Fi runs throughout.



Seasonal Availability of Outdoor Amenities

Outdoor amenities, including patio furniture and grills, are typically stored between Columbus Day and Memorial Day. Contact us with questions about specific amenities during your stay dates.



IMPORTANT NOTES:

-Primary renter must be 25 or older.

-Standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.

-No smoking.

-For stays of 21 days or more, utility expenses, including electricity and gas/oil charges, will be calculated based on the actual duration of the guest's stay upon receipt of the utility bills from the Owner.

-A refundable security deposit is collected prior to arrival for stays of 29 nights or more.

-Offered for stays of 14 nights or longer.

-Rental Permit #1113.

Full private access to the home, pool, rooftop deck, and yard. Driveway parking for up to three cars. Entry is by key, with details provided before arrival.

Getting Around:

A car is recommended. The Southold LIRR station is approximately 2.2miles away. The Hampton Jitney serves the North Fork seasonally

Cancellation Policy

Bookings canceled at least 30 days before the start of the stay receive a 100% refund. Bookings

canceled at least 14 days before the start of the stay receive a 50% refund.



Guest Insurance

Guests are required to sign a Rental Agreement. A property damage protection policy is included

for stays under 29 nights. This policy covers incidental damage to the home during the stay. It

does not cover trip cancellation due to illness or other personal reasons. A refundable security

deposit is collected prior to arrival for stays of 29 nights or more. Report any incidents promptly.
