RENTAL RULES (Please read carefully)
1. Occupancy:
> Declare the number of occupants at booking or when new occupants enter.
> No extra guests allowed without permission. The -guest is responsible for all occupants.
> Unaccounted guests will incur a $25 charge.
> Note: An extra guest fee of $25 applies after the first 2 guests.
> $250 fine for non-compliance.
2. Objectionable Guests:
> The landlord reserves the right to request the removal of guests deemed objectionable to neighbors or the property.
> Failure to vacate results in cancellation without refund and liability for damages.
3. Hold Harmless:
> Homeowners are not responsible for accidents, injuries, illnesses, or loss of belongings on the premises. Guests assume all risks arising from the use of the premises.
4. Weather/Natural Disasters:
No refunds for unfavorable weather, storms, earthquakes, or wildfires.
5. Parking:
> There's nearby paid parking.
6. Surveillance:
> Outdoor security cameras are present.
> Tampering with cameras leads to cancellation, forfeiture of deposit, and removal without refund.
> $1000 fine for tampering.
7. Rules:
> Abide by rental rules during the lease agreement.
> Non-compliance results in cancellation, eviction, and deposit forfeiture.
8. House Rules:
> Maintain property and furnishings in good order. No shoes inside.
> Shoes worn indoors forfeit damage deposit. $250 fine for non-compliance.
9. Noise:
> Observe quiet hours from 11:00 PM to 7:00 AM to avoid disturbing neighbors.
> Repeated complaints from neighbors will incur a $250 fine.
10. Smoking:
> Smoking is prohibited on the property, including the home and garage.
> $500 fine for smoking violations.
11. Parties:
> Airbnb prohibits parties.
> Large gatherings are allowed, provided occupancy rules are followed.
> $500 fine for unapproved gatherings.
12. Intended Use:
> Use appliances for their intended purposes only.
13. Damages:
> Charges apply for broken, stolen, or damaged property at the repair/replacement cost plus a 20% service fee.
14. Housekeeping:
> No daily housekeeping.
> Do not remove linens, towels, or provided supplies from the unit.
15. Outlets and Plugs:
> Do not disconnect cables from outlets, especially LED lights.
> Reconnect cables before departure.
16. Early/Late Checkout:
> Available upon request for a $25/Hr for 2 hours, Full day rate thereafter. Ensure on-time checkout.
> $250 fine for late checkouts without approval.
17. Pets:
> Pets are allowed with a $100 fee.
18. Cleaning:
> Rinse dishes and place them in the dishwasher.
> Dispose of waste in appropriate bins.
> Lock doors and turn off lights (excluding LEDs) upon departure.
> Non-compliance may result in extra cleaning fees for major messes.
19. Parties:
> Not allowed per Airbnb policy.
> Large group gatherings/events are permitted if occupancy is transparent.
> Hosting a party causing extra cleaning or neighbor disturbances will result in cancellation, eviction, deposit forfeiture, and a $500 fine.
20. Garbage:
> For stays under 2 days, using over 4 bags incurs a $10/bag penalty after the first 4 bags.
