Early check in or late check out?
We take pride in the cleaning and sanitation process between guests. If possible early check ins, and late check outs would need to be organized 24 hours in advanced and are subject to an additional fee of $50 per hour. If the cleaning team arrives and the guest has not departed delaying cleaning, a $100 service charge will be applied to your closing costs.
House Rules:
- Absolutely no parties or gatherings
- Only 8 people allowed at the property, all guests must be on reservation
- No taping anything to walls or ceilings
- No glitter or confetti
- No moving furniture
- Only 4 cars allowed in driveway (all cars must be in the driveway, not on street or sidewalk)
- No smoking inside (fine of $500 for smoking inside the house)
- No noise or loud music between the hours of 11:00 PM and 7:00 AM
- Fines may apply if anyone breaks these rules.
Pool/Spa Rules:
- Optional pool heat available for $50 per night ( 3 night minimum)
- Pool heat must be requested at least 48 hours prior to arrival
- Pool heat cannot be added or removed after arrival
- Spa heat is included when pool heat is added (Spa only heating is not available)
- Once activated, pool heat fees are non refundable
- Guests may not adjust heater settings or tamper with pool equipment. Additional charges may apply if equipment is altered
- Spa is controlled remotely. If you would like the Spa turned on, please send us a message and we will activate it for you
- Spa heats to approximately 100°F
- Spa heating runs in timed cycles, please allow time for it to reach temperature
- Use the pool at your own risk; no lifeguard on duty
- Children under 15 must be supervised at all times
- No diving, rough play, or jumping from pool edge
- No glass containers in or near the pool area
- Please dry off before entering the house
Pet Rules:
- We require a non-refundable pet fee of $250 (per each pet)
- Maximum 2 dogs
- Dog is kept on a leash at all times when in yard
- Must pick up after your pet
- Must be crated when left unattended
Booking Requirements:
To confirm your reservation, guests are required to:
• Sign a rental agreement within 48 hours of booking
• Upload a valid driver’s license
• Place a card on file for verification
A refundable security hold of $500 is also required. This hold is processed securely off-platform through our API-connected software, OwnerRez, which is trusted by the hospitality industry for safe and secure transactions. The hold is placed 2 days prior to arrival and released 7 days after departure, provided no damages are reported.
There are exterior surveillance cameras to enforce rules and noise detectors in place too, so please respect our rules.

First, the rental was somehow better than advertised. The location was great, the place was clean, there were more amenities than advertised, and the total space was larger than expected.
Second, the hosts were incredible. We had 2 requests come up during our stay and they resolved both immediately!
Overall, I would recommend this rental to anyone looking for an amazing and comfortable family vacation. The rental easily accommodated our group of 8 without ever feeling crowded. Plenty of space and activities for everyone, across all ages!

This house is a hidden gem. Location and house amenities are top notch. They thought about small items and supplies that made the visit much more enjoyable than many other houses we've rented. The check-in and check-out processes were smooth and easy. We all highly recommend this house or another that F & L offer for your next vacation!

We loved our stay at this property! Check-in was automated and simple. Communication with the property manager was very efficient. The home was in excellent condition and very clean upon arrival. It was nicely appointed and matched the online description precisely. The location is perfect for those wanting to be steps from historic downtown Cocoa Beach and from the beach itself. We even witnessed a rocket launch during our stay! This is an excellent property for families with kids. The pool is large and the home is equipped with options to entertain kids of all ages. Highly recommend this property for your next family visit to Cocoa Beach.

Luxury is exactly the word. I am not someone who personally would say I have a luxurious lifestyle, so our stay at Island Oasis was truly an experience I valued immensely, and I wasn't ready to leave after four nights. We will definitely stay longer next time. We stayed as a family of four, with our 16-month-old twins as well as our younger brothers and parents-in-law four a total of 8 plus our two dogs. Everyone had more than enough personal space and got to claim their own room in the house. There was so much to do from relaxing in the heated salt water pool and hot tub to playing shuffleboard, foosball, arcade-style basketball, giant connect four, cornhole, and we even had a poker tournament one night! Not to mention how incredibly well-stocked the entire house was. From the fully-stocked kitchen (and I mean FULLY stocked; we cooked 3 meals a day and never needed for anything) to the thoughtfully equipped bathrooms (I am personally grateful for the face masks and bath bombs) and plenty of cozy blankets to cuddle up and watch tv at night. Not to mention they even provided a set of bowls for the pups, which I didn't even think to pack. Frank & Leah truly thought of everything. We also took a bike ride down to the dog-friendly beach! Which wasn't much of a workout since it's only two blocks. Leah made booking so simple and was ALWAYS available for any question and made it easy to ask. I am so grateful we have found our forever vacation home. Thank you for your high standards of service and attention to every detail, F & L. We'll be back.
