Some of our rules may sound stern but we want to make sure we're all on the same page before we get you checked in.

1. NO PETS
2. Parties or events allowed upon request for additional fee
3. Guest must provide us with a valid working phone number
4. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
5. There can not be any more than the registered number of guests in or on the property at any one time unless requested in advance, a violation could lead to the immediate removal of all guests without a refund or a $100 fine per unregistered guest per night of the total reservation.
6. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
7. We will place a deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur and it will be released after your check out.
8. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in). Housekeeping and lawn services will be required.
9. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. If not following any of our rules forces us to refund or discount an upcoming or existing guest, you will be liable for the costs.
10. For your security and protection the property is equipped with exterior cameras. Tampering with Wi-Fi or security cameras may result in termination of your stay and removal of the property without refund.
11. Do not move furniture under any circumstances.

Property was stunning. Views from the home are stunning and the memories we made were u forgettable. Beds and pillows were all comfortable and the kitchen was stocked with the tools to allow you to prepare whatever upur heart desired. Communication was simple and responses were quick. Definitely a 5 star in Yankton - we have stayed in countless Vrbos in Yankton and this just raised the bar. She’s stunning!

This property is amazing. Clean, enormous, well stocked. Everything we could have wanted and more. The view from the balcony is fantastic as well. Had a few questions about the property and got immediate responses. Overall great time, only down side was we had to leave. Will be staying again in the future.

We had our immediate family reunion at Nick and Lydia's home. What an incredible experience. Four generations under one roof. The property itself is incredible - a priceless view of the river. The home has so much great space and the owners clearly take great pride in the finishes. Wow. The entire process was white glove too. Highly communicative and a joy to work with. And I've never seen a check-in or checkout process that is so seamless. We'll certainly be back. I'm already recommending my friends book here. The best property in the area with incredible hosts. Thank you so much Nick and Lydia!

Gavin’s Point Lakehouse was above and beyond expectations! They really have everything you need and more, from the bigger items to the smallest details. We had family coming from Nebraska and some from South Dakota. It was so great to have such a nice place to call home for the weekend! Highly recommend - great place, great communication, very clean!
