Sleeping arrangements
To ensure you start your day feeling refreshed and full of energy, a cozy queen-size bed (160x200 cm) awaits you in the bedroom.
In the newly redesigned attic, a spacious king-size bed (180x200 cm) awaits—a cozy retreat with a very special atmosphere under the roof for two additional guests.
The sleeper sofa in the living room, with a sleeping surface of 140x200 cm and box-spring comfort, offers a restful night’s sleep for two additional guests. The bedding is hypoallergenic and hotel-quality.
The balcony
On our large, wraparound balcony, you can enjoy the sun all day long. Watch the sun rise behind the mountain peaks in the morning with a cup of coffee, and enjoy the breathtaking view of the sunset and the starry sky in the evening with a glass of wine.
The Living and Dining Area
The open-concept living and dining area, featuring a spacious dining table and comfortable chairs, invites you to enjoy cozy get-togethers.
On the sofa, you can put your feet up and relax while enjoying the mountain views through the numerous windows as a crackling fire burns in the fireplace.
Thanks to the individually adjustable Smart TV, you can watch TV shows and movies from the sofa, the dining area, or the kitchen.
The Kitchen
In the fully equipped kitchen, which includes a dishwasher, stove, oven, microwave, refrigerator, toaster, electric kettle, capsule coffee maker, and drip coffee maker, you’ll find everything you need for cooking.
The Bathroom
The bathroom features a comfortable bathtub with a rain shower, where you can relax after an eventful day. In addition to fresh towels, we provide a hair dryer, bath products, soap, shower gel, shampoo, and conditioner. You’ll also find a washer-dryer combo that you can use to wash and dry your laundry. Or you can use the provided clothes rack to dry your laundry.

Start your day with our provided yoga equipment, use the desk for focused work, set up a play area for your kids with our exercise mats and play rugs—or get comfortable in your very own home theater with a projector and screen—our attic adapts to you and your vacation needs.
Garden Shed
Are you traveling with a bike, ski gear, or other equipment? No problem! Everything can be easily and securely stored in our lockable garden shed.
Parking
To make your arrival as hassle-free as possible, a parking spot is available for you right in front of the house. You’ll find plenty of other parking options in the immediate vicinity.

You’ll be staying in a three-unit house on a quiet street in the Garmisch neighborhood. Nearby, you’ll find bakeries, restaurants, and supermarkets.
The center of Garmisch, with its numerous shopping options, unique boutiques, cultural attractions, restaurants, and cafés, is just a 5-minute bike ride away.
Our vacation rental is also the ideal starting point for all kinds of sports and leisure activities. Explore the exciting biking and hiking trails in the surrounding mountains, treat yourself to some Kaiserschmarrn at a cozy alpine hut, enjoy the breathtaking view from the Zugspitze, swim in the clear waters of Lake Eibsee, explore the unique Partnach Gorge, or discover the cross-country ski trails and ski resorts on skis—your next adventure is right here with us.
Public transportation is also nearby: The train station, with direct connections to Munich and Germany’s only glacier, the Zugspitzplatt, is just a 5-minute bike ride away.
Additional important information:
We provide high-quality bed linens and towels. You’ll also find a welcome kit with Bavarian beer, water, lemonade, coffee, and tea.
The skylights in the attic and the windows in the living room cannot be darkened—or can only be darkened to a limited extent—using translucent pleated blinds. We’d be happy to provide you with a sleep mask.
Before check-in, you must fill out a registration form.
Our house rules:
1. Check-in is at 4:00 PM at the earliest, and check-out is by 10:00 AM at the latest.
Would you like to arrive earlier or leave later? Feel free to contact us! We’d be happy to check if an earlier check-in or later check-out is possible for you. Guests who stay past the agreed-upon check-out time or delay our cleaning staff are liable for all resulting costs and expenses.
2. Smoking, parties, and excessive noise are not permitted, including in common areas (e.g., the stairwell).
Violations of the smoking ban will result in a fee of €500.00 plus the costs for special cleaning and damage repair. Noise-level measurement systems may be installed in the apartment to monitor excessive noise levels.
3. Commercial photography or video recording, as well as commercial and illegal activities, are strictly prohibited.
4. More guests than specified in the reservation are not permitted.
We charge €100 per night per person for unauthorized guests.
5. Pets are not allowed.
Violations of our pet policy will result in a fee of €500.00 plus the cost of special cleaning and damage repair. Guests with service animals are asked to contact us prior to their stay.
6. Guests are responsible and liable for any costs incurred to replace lost items on the premises and in the facilities, as well as for lost keys.
Guests must report any losses to us immediately.

Significant messes may result in charges for special cleaning. The costs for special cleaning will be billed to the guest in addition to the standard cleaning fee.

Everything about our stay was excellent. The accommodation is just as described and the location was lovely and quiet. It couldn’t have been better. Very well equipped with everything we needed, especially for travelling with children.

From the moment we booked, our friendly hosts were in contact to make sure our stay would be comfortable. They also helped give us some advice on planning our time in Garmisch-Partenkirchen for how to get around and tips on local businesses. Also the apartment was well appointed with a washing machine for clothes, a very useable kitchen and a coffee machine with a generous supply of pods. The sleeping arrangements were good for our family of five. The view of the alps from the balcony was 5 star. Our hosts were also in touch while we were there to make sure everything was ok for us. I would stay here again in a heartbeat.
