With 4 bedrooms, 3 full baths, two spacious living areas, and a game room, this 2700+ sq ft retreat is perfect for families or groups seeking both adventure and relaxation. Comfortably sleeps 8 adults plus kids. Just 20 minutes from downtown Blue Ridge, yet worlds away from the everyday.

• We do not provide firewood for the firepit, but many stores sell it close by
• Outdoor security cameras face away from the home for safety
• No smoking, no pets, no fireworks, no firearms
• Quiet hours: 10pm–8am
• Guests must sign a rental agreement ($500 security deposit)
• Trash must be bagged and secured (bears may visit!)
• You may see native wildlife or ladybugs — it's part of the mountain magic 🌄
• We are regulated by Fannin County Ordinance NO.2023-10-24.

Great property and plenty of room to spread out. Very clean and everything you needed was there and ready to use. The host was amazing and extremely accommodating. The views were perfect for morning coffee and even better for dinner on the porch. Couldn’t ask for more.

Three Bears Overlook is an amazing place! The views are so wonderful! There are so many great places to sit outside and take in the beautiful views! We enjoyed eating at the outside table, sitting and talking on the chairs, swinging on the swings, enjoying the firepit area and wanted more time to enjoy the beautiful screened in porch area. The inside was just as amazing as the outside!! It was very clean and had everything we needed and more! It was cozy and comfortable! Beds were great! I loved all the extra touches, beautiful decor, cozy blankets, etc.! It was the perfect time away while feeling like you were right at home!! We all enjoyed the pool table, Shuffleboard, acarde game table, the basement area is perfect for watching movies or games, hanging out, etc! We really loved our time there and the only complaint is that we wish we had more time (and we stayed 6 nights and still was not ready to leave)!! Nicki was the best host!!
Also a side note that we tried the local little store that was amazing to eat at and the desserts were great (on Nicki's suggestions) and the pizza place on her list. It was all great!! We hope we can visit again in the future!!

We had an amazing stay at this cabin! The Georgia mountain views were absolutely breathtaking, and the game room was a huge hit—perfect for relaxing and having fun. The property was beautiful, clean, and very well maintained. Everything exceeded our expectations, and we can’t wait to come back. Highly recommend—definitely a 5-star experience!
