About this house rental
North Vat sleeps 6 with 1 reception, 3 bedrooms, 1 en-suite, plus a wet room, enclosed shingle beach garden and off street parking for several cars. The house is over two floors, with the majority of rooms on the lower level.
Most of the home is open plan, including the open mezzanine master bedroom. Natural light floods in most rooms due to the design there are few blinds in the bedroom areas.
Ground Floor
Living area, with kitchen and stunning bespoke wooden dining table with seating for 8. Underfloor heating. Log burning stove with start logs and kindling.
Kitchen area, double electric oven and hob, built in fridge-freezer, compact dishwasher, hidden storage incorporated into the drawers.
Large screen TV, Wi-Fi.
Pet friendly features include a doggy drawer, with treats, cushion, dog towels, walking water bowls and much more.
Washing machine and mini ironing boards and small steam iron are tucked away.
Wet room, with overhead shower, WC and sink.
Bedroom 2 (sleeps 2) Double bedroom hanging rail, under bed drawer, dual window views. Velux peep window in ceiling (no blind)
Bedroom 3 (sleeps 2 ) Double bedroom, hanging rail, dual aspect views
First Floor
Master bedroom suite (sleeps 2) with glass gallery balustrade, views of the sea. Bench seating, library wall of books, wardrobe and under bed drawers. En suite shower room, WC and basin. (no blinds)

Bright home, not much in the way of blinds on all areas due to the design aspects.

We can provide you with a variety of recommended eateries, please get in touch for further detail.
A travel cot and a highchair that attaches to a chair (16 months + only) can be provided, There is also a baby / pet gate for the stairs - Please ensure this is requested at the time of booking.
Reasonable mobile reception, depending on provider.
Wi-Fi available - 1mb
Up to two pets are allowed, provided they are included in the original booking. Well behaved. A draw of pet goodies, towels is supplied.
Please note the property sleeps a maximum of 6 adults.
Underfloor heating.
Parking is off road for a couple of cars - care must be taken not to drive onto the loose shingle.
All lower rooms have curtain / covers for the windows. Room two has a velux without a blind. The Master bedroom is open to the sitting room so light is to be expected.
If you wish to bring a pet please let us know. Please note additional pet charges are £35 per pet per week (or part of) will be charged.

We had a great stay at North vat towards the end of January this year, the weather was cold wet and wild, but that's what we wanted so we could hunker down in this beautiful property on the beach. Inside it is lovely and warm with underfloor heating throughout and great to top up with the log burner at night (loads of logs provided). The kitchen was well equipped for cooking each night, with a lovely big dining table for eating and playing games round. We didn't watch much of the big TV but it is a Smart so has most apps for streaming from your own accounts.
The whole house was lovely and clean with everything provided.
It was a real joy to spend a week here chilling, cooking, chatting and playing games.
Just 2 observations, the kitchen could do with a bread knife and the upstairs shower was only warm on max, but don't let this put you off from booking.

North Vat is a beautiful property, minimalist in nature and built to enjoy its surroundings. The light and atmosphere on the shingle beach is a wonderful sight, and we loved walking the local area. You feel very much away from it all, the perfect break for those wanting a little escape.
It's close to beautiful towns like Rye, Camber Sands for sandy walks, and of course the surrounding nature reserves. Two local pubs were the perfect solace for cold winter walks. The combination of local fisherman and local artists gives this place a special feel. Our daughter loved hunting for shells and treasures on the beaches, right outside.
We enjoyed the minimalist nature of the house. Beautiful architecture and position. The upstairs master does not have window blinds, which would be a problem for us if we stayed in Spring-Summer months. A bath is always preferable for our younger daughter, but again, we accept the architecture design of the house. The windows needed a good clean from the salt to fully enjoy the views.
We would love to return - this is a gem in the local area.

Really lovely property to stay in, we had a great time and communication was fantastic.
Just a few things that would have made our stay even better
- we would have appreciated washing up liquid and surface spray to help us clean after meals.
- there were no chopping boards
- very few tea towels
- both showers created very wet bathrooms to use which was tricky with a group
