A restaurant pizzeria and a grocer are located only 1 km / half a mile away while a supermarket and other restaurants are less than 10 minutes drive in Montespertoli.
Its convenient location makes it easy to reach many interesting sites: within an hour drive you can visit Lucca and Pisa, Siena, San Gimignano, Arezzo, Cortona and many more.
An extensive and thoughtful renovation over the winter 2022 incorporated quality materials and green energy technology including electric vehichle charges. Villa Tirinzano is ideal for those seeking an easy country setting with all the grace and style of a comfortable hotel.
The villa layout makes it ideal for family and friends reunions, providing independency from one another. The property comprises of four independent suites, each one with its own entrance, equipped with a kitchen (breakfast equipment) and dining area. The main dining area is equipped for up to 14 guests. There are three outdoor areas equipped for eating out together and a super panoramic terrace with seats and a barbecue.

Cottage Cipresso comprises of the main dining area for up to 14 guests, a living area with fireplace, service toilet, main kitchen with door to another outdoor dining area located at the rear of the villa.
From Cottage Cipresso you have access to Bedroom 1 and Bedroom 2.
Bedroom 1 (first floor) has a double bed and ensuite bath with shower.
Bedroom 2 (ground floor garden level) has two single beds joinable into a double bed and an ensuite bath with shower. This bedroom can also be accessed from the garden in front of the villa.
Bedroom 3 Suite Bilo (ground floor) is accessed from the outdoor dining area right in front of the villa. There is a kitchen equipped for breakfast and a dining area. This bedroom has two single beds joinable into a double bed and an ensuite bath with shower.
Bedroom 4 and Bedroom 5 are in the Suite Giuggiolo on the first floor (17 steps). Accessed from an external stairway leading to the scenic little balcony into a spacious living area with sofa and kitchen equipped for breakfast.
Bedroom 4 has two single beds joinable into a double bed and an ensuite bath with shower.
Bedroom 5 has a double bed and an adjacent bathroom with tub and hand held shower.
Bedroom 6 and Bedroom 7 are in the Suite Melograno located on the second floor (32 steps). This is the most panoramic and boast a loggia with outdoor seating looking out to the rolling hills. Accessed via an independent indoor stairway and into the spacioius living area with fireplace, kitchen equipped for breakfast and covered panoramic loggia with table and chairs.

The property was great particularly the outdoor areas and pool with plenty of big tables, pool lounges etc. We booked the whole property and so had all of the separate parts. Each room or set of rooms had their own kitchen and sitting area. This meant there wasn’t a big kitchen/sitting room for all 10 of us. It wasn’t a problem because the weather was perfect and we were outside all the time. There was a regional power cut while we were there and Agnese and her family were wonderful in help us get through that. They were responsive and extremely helpful.

Family stay for a local wedding. Views are great. House I great. I would recommend having a chef come in, which was fantastic. Also, best to get a car. FYI , you will need 500 cash deposit on arrival. Which is standard in area villas .

This is a beautiful property in a fabulous location for a family getaway. We loved our little walk to the bakery in the mornings and to the pizza restaurant in the evenings. I could contact Agnese very easily throughout our stay who was very helpful and very friendly. We’re already talking about staying again.

We had such a lovely stay here. From the moment we arrived, the owners were incredibly kind and thoughtful. They made us feel so welcome and were always on hand if we needed anything, which really took the stress out of things and let us properly switch off.The house had everything we needed – comfortable, well looked after, and full of little touches that made a difference. And the views… wow. Every morning we’d sit outside with a coffee and just take it all in – rolling hills, vineyards, that golden Tuscan light. It was genuinely breathtaking.We were lucky with the weather too – sunshine every day – and we made the most of it, visiting nearby towns, relaxing in the garden, and eating far too much. The hosts restaurant recommendations were absolutely spot on. Every place we tried was delicious, full of character, and exactly the kind of local gems we were hoping for.It was the kind of holiday that leaves you feeling lighter and happier – couldn’t recommend it more - we just needed an extra week there!
