About this villa rental
Furnished with chic fixtures and furniture, this quintessential home is very ideal for a family. This modern two-story home houses eight bedrooms and six bathrooms in total. Kitchen area is equipped with the finest appliances: a coffee machine to prepare a perfect morning brew, a range to prepare sumptuous meals for the family, a dishwasher and disposal for an easy clean-up, two door-refrigerator, and of course a microwave oven. A 4-seater breakfast bar is set up in the kitchen area for quick bites if you are in a rush and a sophisticated dining area for a proper sit-down meal with the family. For a better family bonding time, a family area is located on the second floor where an in-home shuffleboard game is available. If you are a little bit worn down for the day and needs to relax, the capacious living room has a direct access to the spacious patio with a table perfect for a chill bonding with the family and friends.
IMPORTANT TO KNOW:
** Pool and SPA heating is NOT included in the rental unless specified in your rate. Please contact us to get a quote. You can still use the pool without heating, of course. ** Only the guests who have been registered are allowed to stay in the property. *** Pool heaters are set to 86 prior to your arrival. The reached temperature will depend on the weather. Pool heaters run 12 hours during the day. No refund or compensation will be given if the pool heater does not work unless the guests paid for the heating of the pool and it is proven that there was a technical issue that created an inconvenience. The refund or compensation will never exceed the amount paid by the guest for the heating of the pool.
** This property is self-catering. A small starter kit is provided for your arrival, including 3 dishwasher tablets, 2 trash bags, 1 new sponge, 1 kitchen paper towel, 1 starter soap per bathroom, and 1 roll of toilet paper per toilet. Guests are responsible for purchasing additional supplies as needed during their stay.
Other Things to Note:
No Party Policy: It is our strict policy to forbid any parties/raves at the property. Since this is a residential area, high noise levels are restricted from 10 pm-7 am. We would appreciate that you respect the house and environment in which you choose to stay in.
No Smoking Policy: Please be aware that any form of smoking may activate the house smoke alarm and any tampering with our fire detector will incur a fine. Should we believe that the guests have been smoking/vaping in bedrooms, balcony, patio or any part of the house, a smoking fine will be charged for deep cleaning.
What to Expect Before Check-in
Just like when you check in at a hotel, Florida law (Florida Statutes, Chapter 509.101(2)) requires a quick guest registration before your stay. We’ve made this process fully digital so it’s simple and secure, while also protecting both you and us from the scams that unfortunately occur in the Orlando area.
Here’s how it works:
After booking, you’ll receive a short online form to complete.
You’ll be asked to upload a photo of your ID and a selfie holding the ID to confirm your reservation.
For added security, we’ll also request a photo of the card used for the booking and a selfie holding the card—similar to how hotels verify your ID and credit card at check-in.
Once everything is verified, we’ll provide your digital door code so you can go straight to your vacation home.
Please note: at least one guest must be 21 years or older and present during the stay.
Important: If registration is not fully completed as described above, guests will not be granted access to the property and no refund will be issued. In such cases, the reservation is considered a no-show.
Important House Rules
No smoking and no pets are permitted inside any of our properties.
Homes are for vacation use only and may not be used as a permanent residence.
Maintenance or pest control visits may be scheduled during your stay; our team reserves the right to access the property if needed.
Security Deposit
$500 for stays up to 28 nights.
$1,000 for stays of 29 nights or more.
The security deposit is charged to your credit card and refunded after check-out once our cleaning and inspection team confirms there are no issues. Please allow 7–14 days for the refund to appear, depending on your bank or credit card provider.
Pool Heating (Optional)
Available upon request for $35 + tax per day (7-day minimum).
For same-week requests, a $50 service activation fee applies.
Heating runs daily from 8 AM to 8 PM, with temperatures subject to weather conditions.
Cancellation Policy
By booking this property, you agree to the cancellation policy listed on the booking site.
A 5% processing fee applies to all cancellations (deducted from the amount already paid).
Please note: Failure to complete the registration process (as outlined in the check-in requirements) will result in denial of access to the property and no refund will be issued. This will be considered a no-show.

My family of 13 & I enjoyed every minute of this beautiful, spacious home! It looks even better in person!! The free resort access was a plus and the kids had a blast!! One for the books, we will definitely be coming back. Thanks for everything

The properties everything it looks like in the photos, You won’t Disappointed with the house. It actually looks better than the photos, with a high level finish. The biggest issue with this property is the location, The whole Windsor Island resort is totally over populated and under managed. We had an 8 bed house with 2 families in snd 3 cars, it felt like every other property had 6+ cars snd 20+ people. It’s jammed. The gate and the resort area are not sufficient enough for the amount of people. We are unfortunate enough to be next to a house of party people that for the three days over there had them music on so loud, Blasting across the whole neighborhood, From late afternoon until 2:30/3 o’clock in the morning. When you call Security, ask them to do something. They tell you that too busy and call the police. unfortunately, we will not be back. The house was great, but the rest of the property is far too busy and tracks very very large groups that have no consideration for other people. Also, the management company looking after this property failed to come out and address our concerns for the air-conditioning,
