About this house rental
LOCATION – 2 blocks south of Main Street in the heart of the Historic District
HOSTS – Private home to Yourselves
SLEEPS – Up to 18 people in 6 bedrooms; Upstairs: 1 bedroom with 1 king bed, 1 bedroom with 2 queen beds, 1 bedroom with 4 XL twins beds; Downstairs: 1 bedroom with 1 king bed, 1 bedroom with 2 king beds, 1 bedroom with 2 queen beds
BATH – 5.5 baths; 3 en suite baths with walk-in showers & 2 en suite baths with a bathtub/shower combo
KITCHEN – Fully equipped kitchen with a Keurig and regular coffeemaker
BREAKFAST – No breakfast provided
AMENITIES – 55” Flat Screen TV with streaming capability in the living room & in 5 of the bedrooms, WiFi, indoor wood burning fireplace (wood not provided), outdoor pool, screened in porch with dining, outdoor wood burning firepit (wood not provided, not available during a county wide burn ban), covered front porch with chairs, washer/dryer, walking distance to shops, restaurants, art galleries, wine tasting rooms & churches

Dogs are allowed at the property but there is a pet fee of $22/dog/night (before tax). Due to the fact that HomeAway/VRBO does not allow us to charge for more than one dog at the time of booking, please let us know if you will be bringing more than one dog, so that we can make sure that you are charged the correct amount. If you bring more than one dog and do not let us know, you will be charged accordingly. Furthermore, please bring crates for your dogs and crate them in your absence from the house, do not allow the dogs on furniture or beds, and pick up and properly dispose of their waste. If these rules are not followed, there will be an additional $200 charge added to your reservation.
Things to be aware of:
- The house does not have any live television or paid television programming. As a result, if you are wanting to watch anything on the home's TV, you will need to bring your log in information for your Netflix, television provider, etc. accounts.
- The house has security cameras on the front doorbell, on the garage facing the driveway, and one on the back door.
House Rules as Required by the City of Fredericksburg's Short Term Rental Ordinance:
- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones) which includes NO MUSIC at all after 10pm
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.
- Place all trash in designated containers.

This was the best Vrbo I’ve ever stayed at. It’s way bigger than it looks in the photos and literally had everything! Close to everything and if I’m ever back in Fredericksburg, this is where I’m looking first!

The house was amazing! I can’t believe how big it was. We felt like we all had plenty of space and the pool was an awesome addition.

The location was excellent, and the pool was absolutely fantastic—perfect for relaxing and spending time with family. However, the air conditioning struggled to keep up with the extreme heat, which made things a bit uncomfortable.Some of the rooms had issues with slow-draining sinks and tubs, and there were noticeable sinkholes in parts of the flooring. Also worth mentioning: Texas has some very large mosquitoes, and the property could benefit from improved pest control—especially around the pool area.That said, the overall space was great, the pool was a highlight, and there was plenty of room for a large family.
