About this house rental
LOCATION – 2 blocks south of Main Street in the heart of the Historic District
HOSTS – Private home to Yourselves
SLEEPS – Up to 18 people in 6 bedrooms; Upstairs: 1 bedroom with 1 king bed, 1 bedroom with 2 queen beds, 1 bedroom with 4 XL twins beds; Downstairs: 1 bedroom with 1 king bed, 1 bedroom with 2 king beds, 1 bedroom with 2 queen beds
BATH – 5.5 baths; 3 en suite baths with walk-in showers & 2 en suite baths with a bathtub/shower combo

Dogs are allowed at the property but there is a pet fee of $22/dog/night (before tax). Due to the fact that HomeAway/VRBO does not allow us to charge for more than one dog at the time of booking, please let us know if you will be bringing more than one dog, so that we can make sure that you are charged the correct amount. If you bring more than one dog and do not let us know, you will be charged accordingly. Furthermore, please bring crates for your dogs and crate them in your absence from the house, do not allow the dogs on furniture or beds, and pick up and properly dispose of their waste. If these rules are not followed, there will be an additional $200 charge added to your reservation.
Things to be aware of:
- The house does not have any live television or paid television programming. As a result, if you are wanting to watch anything on the home's TV, you will need to bring your log in information for your Netflix, television provider, etc. accounts.
- The house has security cameras on the front doorbell, on the garage facing the driveway, and one on the back door.

- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones) which includes NO MUSIC at all after 10pm

- Observe the designated on-site and off-site parking spaces.

The house was extremely accommodating for our three generations of family. It was a little difficult because the Wi-Fi did not work. Travis, IT guy came out and tried to help and it only worked for a few minutes. In general, the house needs a little maintenance done. For example, the blinds in the living room are all bent and sticking out in different directions, the bedroom that is closest to the kitchen has a bathroom that feels like it’s about to collapse through where the floor vent is. It’s quite a dip in the flooring. The light fixture in the half bath had a light burned out, the closet light was burned out in the bedroom closest to the kitchen, the hallway light downstairs flickered each time you turned it on. It’s difficult to do dishes with no garbage disposal and it’s difficult to cook with not a potholder one to be found. The kitchen had only two kitchen towels that looked like they had seen better days. The pool was cloudy. Also, the sink faucet in the half bath needs a little maintenance with the way the water shoots out.We enjoyed the large two tables for eating and playing games and that was a great area to fit 12 people. The location is perfect for walking to Main Street.

We had a great time and the house was perfect for our party of 10. We cooked breakfast both mornings and had plenty of space to spread out and play games in the evenings. Highly recommend for fun weekend.

The location was excellent, and the pool was absolutely fantastic—perfect for relaxing and spending time with family. However, the air conditioning struggled to keep up with the extreme heat, which made things a bit uncomfortable.Some of the rooms had issues with slow-draining sinks and tubs, and there were noticeable sinkholes in parts of the flooring. Also worth mentioning: Texas has some very large mosquitoes, and the property could benefit from improved pest control—especially around the pool area.That said, the overall space was great, the pool was a highlight, and there was plenty of room for a large family.
