If you are looking for traditional Cottage, this is your destination.
✅️2 kayak, 1 canoe and 1 paddleboat are included in rent (includes PFDs/life jackets).-->As is condition, only $30 will be compensated if not available.
✅️PLEASE NOTE: We have some life jackets (different size) for guests to use and we don't clean it after every guests use.
✅️Steps to beautiful Muskoka river. Great for swimming, boating, kayaking, canoeing and fishing.
✅️ Maximum parking: 3 vehicles

👉🦟**Please be prepared/safeguard against bugs. During summer mosquitos, black flies everywhere in Muskoka and they bite.
👉 Please note, it's a traditional Cottage in wood area, please expect some falling leaves on deck. And when you're going in/out some bugs may fly inside cottage if you are not careful enough.
We use a septic system so we ask that you use only the toilet paper. All other products such as feminine products and dental floss should be disposed of in the bathroom garbage.

- No illegal substances or underage drinking
- Quiet after 11PM
- No fire works
- Fire is allowed only on designated Fire Pit.

1. Smoking is totally prohibited inside the house. If you smoke outside the house, please don't throw the cigarette-buds randomly, collect it and put it in the garbage bin when safe.
2. We don't allow private/commercial uncontrolled party at the house.
3. Number of gust must not exceed.

* Please clean BBQ MACHINE after using. Do not left behind the machine uncleaned. We do basic cleaning after guests' use, you have to do a optimum clean by yourself.
We expect you to follow the house rules strictly and keep the house clean and tidy when left. If you left the house messy and unclean, it could cost you a penalty charges.
=====Kayak/Canoe/Paddle Boat==
* You need to put back Kayak, Canoe and Paddle boat back to stand (up side down) after every use.
* Don't leave those on water un-attended.

***GARBAGE DISPOSAL, ZERO TOLERANCE ****
⚠️Please note that we have been getting fine from the city for the last couple of weeks and it is not acceptable at all! 🚫🚫🚫
✅️All of the following different types of GARBAGE bags are required to be disposed of in the proper place: near to 148 Keith Road (see picture below for clarity)
❌️Failure to follow this cost you $100 penalty.
👉Black bag: only 1 (Garbage) – inside the big garbage bin
👉Clear bags: max 2 (Recycle-->paper, can, bottle (plastic and glass) only) – leave it outside of the big garbage bin
👉Composed bag: max 3 (only composed item, must be disposed off inside the green organic containers which is in front of our big garbage bin)
🔶️ if you have more than anything above, you need to dump at landfill.
-->The closest dump site is (9 minutes drive)

Great part of river to be on, all of us enjoyed canoeing up and down both ways on the river from the cottage, fantastic scenery and swimming off the dock turned out better than I though with being on a river with how calm it is, great location

The children enjoyed their time at the cottage. There's enough activities for everyone to do (kayaking, canoeing, pedal boat. They also have firepit where you can roast marshmallows. The property has an ample space to play freebies, badminton, volleyball and basketball. The cottage is a little outdated but it is spacious. Our overall experience was great. Ali was great too..We will go back to this property again..

Great location ! Final 200 meter distance to the property is a narrow mud/gravel road with the river on one side and rock on the other. No problem for one vehicle-one way.
