*AGE: There is a strict minimum age requirement of 25 to book this property.
*GOLF CARTS/ LOW SPEED VEHICLES: This property is located approximately 1/2 mile from the beach. The Association allows renters to rent golf carts from their approved vendors only. Personal golf carts or low speed vehicles (LSV) are prohibited!
*PARKING: This complex offers onsite parking for up to 2 vehicles. Your vehicles must have a parking pass filled out completely and the pass must always be visible to avoid being towed. The Rookery III has limited parking, therefore you can only purchase up to two (2) parking pass per reservation. Trailer/ motor home parking is prohibited.
*PETS: This property IS NOT pet friendly! Any evidence of a pet on site will result in fines or possible eviction!
*MONTHLY RENTALS: This property is available for monthly rentals at certain times of the year. Ask the reservationist for details regarding monthly rates and fees associated with monthly rentals.
*CANCELLATION: Cancellation must be more than 30 days prior to arrival date and submitted in writing directly to our office email, . Please refer to your Rental Agreement to review the full policy.

The guests before us put dirty dishes and cookware in the cabinets (which is not the Rental company/owners fault). The unit must get used alot and stay booked with little time between for cleaning because the overall cleaniness was not great (dirty hand prints and spills on doors, walls, light switches). Location and amenities were good and overall we enjoyed our stay.

Our stay was nice and comfortable for the most part.
Cons:
For what we paid, I’d expect more than 2 rolls of toilet paper and 1 roll of paper towels. We booked for 7 people for 4 nights. If you are staying here, make sure you bring absolutely everything you will need. We also rewashed all of the dishes in the cabinets and the utensils because they appeared dirty. The pots and pans made me not want to cook, they are terrible condition and need to be replaced as soon as possible. Would be nice if they have a list of recommended restaurants and things to do for out of town guests.
Pros:
AC works well. Fans in every room. Cozy atmosphere. Water gets to a nice temperature. Vacuum and broom available for use. Walking distance to pool. Close to Cove Beach.

We had a wonderful stay in this updated cottage. Very clean and comfortable in a great community that is quiet. Kids had a great time moving from house to house since we were in a large group with many other cottages rented in the complex. Highly recommend!

The property itself was very clean, consistent with the relatively new construction. The hot tub wasn't working, which was unfortunate. Access to the beach was easy; a doable walk, but realistically easier just to drive the 1/4 mile. Despite having the units relatively close, we felt like we had appropriate privacy. The biggest disappointment was the low standard and quantities of amenities compared to our many prior vacation rental experiences. The kitchen is very poorly stocked if you plan to do any actual meal preparation. Dull cheap knives, broken implements, no spices, very thin and small pots/pans. Overall the kitchen more suitable to a college apartment than a unit intended for family use. Basic household supplies were also sorely lacking. For example, there was one trash bag in each can and one roll of toilet paper in each bathroom, but we had to go back into town to buy a variety of additional household essentials, including toilet paper, paper towels, trash bags, hand soap, dish soap, dish pad, etc. Those are not things that I want to have to buy or plan ahead to pack when coming from out of the area for vacation, and providing a reasonable supply of those essential items would seem a lot more in line with the goals of this type of travel. We don't regret staying there, but the limited amenities provided would certainly keep us from booking there again.
