The Space:
'ONE MILE RETREAT' is located within the One Mile Ridge gated estate, with access to the shared infinity edge pool and spa.
Surrounded by Tomaree National Park it has spectacular views over One Mile and Samurai beaches. Stroll to the patrolled One Mile Beach for a morning surf via the short bush track leading to directly to .One Mile Beach.
Relax in the shared infinity pool and spa (shared with the other properties in the estate) located just a minute's walk from the beach house.
The house has been cleverly designed to maximise all the advantages of it's elevated site, with floor to ceiling windows to celebrate the views.
The interior is relaxed and flows over two levels, each with its own bathrooms, the living area being on the top floor. You can all join together around the dining table on the top level for family meals prepared on the huge marble benches in the kitchen.
The Bedroooms:
Two of the three wonderful bedrooms overlook the coastline to Fingal Lighthouse. All bed and bathroom linen is provided.
Main Bedroom - Queen bed and ensuite - top floor
Second bedroom - ground floor with Queen bed and sliding door opening to terrace with ocean views
Third bedroom - ground floor with 2 long single beds. Can be converted to a Super King with notice. Please enquire. This room is air conditioned. Sliding door to terrace with ocean views (NB we are awaiting new photos of the current twin layout for this third bedroom)
We provide:
• Quality organic 100% cotton bed and bath linen

House Rules/Additional Info:
• The nightly rate covers accommodation for up to 6 guests. We do not accommodate more than 6 guests under any circumstances.
• Noise policy (strict):
This is a quiet residential complex.
Bass music and subwoofers are not allowed at any time.
Outdoor music is not permitted.
Quiet hours: 10.00pm–8.00am (voices, TV, music, balcony use kept low).
* Breach of this policy may result in eviction/cancellation and fees.
THINGS TO NOTE
• If you’d like a mid-stay clean and fresh linen during your stay, please ask and I can arrange this for you. For stays of 14 nights or more, a clean and linen change is required every 14 days so the property stays fresh, comfortable and well cared for. Additional charges apply.
IMPORTANT
Before you arrive you will be asked to:
1. Complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification.
2. Choose between a refundable deposit of $500 (plus admin fee $15) or a non-refundable damage waiver of $50.
3. Sign our rental agreement
Guest Access:
Check-in is self-service. Keys are ready in the designated letterbox by the main gate. Guests have access to the communal pool which is located a minute's walk from the house.
The Neighborhood:
Located in the peaceful coastal suburb of Boat Harbour, this home is close to One Mile and Boat Harbour Beaches. Enjoy swimming, surfing, coastal walks, whale watching, and the outdoors, with shops, cafes, and dining in nearby Anna Bay and Nelson Bay just a short drive away.
Getting Around:
The property is conveniently located near One Mile Beach and a short drive to Nelson Bay.
A car is the best way to explore from here, with parking available on-site. The property is just a short stroll to One Mile Beach (3 mins walk) and close to many local attractions:
Anna Bay shops & cafes – 4 mins drive
Birubi Beach – 5 mins drive
Nelson Bay town centre – 10 mins drive
Stockton Sand Dunes – 12 mins drive
Shoal Bay – 15 mins drive
Newcastle Airport – 30 mins drive
Other Things to Note:
The property is over 2 levels with the main bedroom and living area on the upper entrance level and the two other bedrooms on the lower level with the main bathroom and laundry.
Only the third twin bedroom is air conditioned.
Our house is located in close proximity to other houses and noise can travel. It is important to us to respect our neighbours and we kindly ask all guests to be considerate of our quiet hours and house rules.
One Mile Retreat is located in a residential complex (not a resort) and, as such, our guests must abide the body corporate by-laws, in particular quiet times.
Interaction with Guests:
We like to give our guests privacy and space to relax, but we’re always available if you need us. You can easily reach us through the booking app, by phone, or email, and we’ll respond promptly to any questions or requests.

I spent 3 days there with my wife. We had a good time but the property clearly needs some maintenance/renovations. There's nothing luxurious about it. The fitout is old and needs repairs throughout. The property is also not a villa, it's a unit/townhouse within a 28 units complex. The ad leads you to believe it has a private pool and spa when in fact it's part of the common property and shared among all units. It does have gorgeous views and is well located but don't expect much more than that.
Pros:
-nice views
-good location
Cons:
-not at all luxurious as advertised
-pool/spa is not private, quite the opposite
-Bbq doesn't work/broken
-nespresso machine leaks water
-overall old and damaged fitout
-full of mosquitoes inside the house when we arrived. I had to kill them all and ask the caretaker to clean the house because the dead bodies were literally everywhere
-towels provided will turn your skin black, particularly hands and under the nails, which is very disappointing after showering
-the drains in one of the bathrooms started smelling real bad after the first day
