The open-plan ground floor features a fully-equipped island kitchen, dining area, and a cosy sitting room with a log burner and Smart TV. The first floor offers a sumptuous Super King (6') bedroom with balcony and garden views, and a mezzanine walkway leads to the spa-like bathroom revealing a double-end freestanding bath with views over the fields, and a walk-in shower. Outside, the expansive courtyard and lawned garden invites picnics and relaxation. Whether sipping wine on the balcony or soaking in the bath, luxury and tranquillity awaits!

Nearby sights, attractions and day trips include the quayside village of Itchenor, Chichester Harbour, West Wittering beach, Fishbourne Roman Palace, the South Downs, Chichester, the Goodwood Estate and Portsmouth.
For a local walk try Saltern Way a few minutes from the cottage, a lovely flat walk/cycle path to Chichester and wheelchair friendly. You can also walk to Chichester Marina where you'll find the Boat House Café, and a little further will take you to Del Quay and The Crown and Anchor, a lovely pub right on the water.
Great restaurants and pubs nearby include the 18th century Lamb Inn 0.8 miles away, the excellent Crab and Lobster Gastropub at Sidlesham Quay, and CHK Italian near Birdham. In nearby East Wittering there are small supermarkets (Co-op/Tesco Express), along with several pubs/bars, restaurants, takeaways and surf/watersports shops. Larger supermarkets are available in Chichester and Selsey a short drive away.

- Pets: A maximum of 2 well-behaved dogs are allowed at a cost of GBP25 each per week or part week. If the charge is not taken by this platform we will contact you after booking to arrange.
- Please search for us online and contact us direct if you are interested in a stay of over 21 nights (we cannot administrate these via this platform).

- A security deposit of GBP200 is a condition of booking, if not taken by this platform we will contact you after booking to arrange.
- Once you have placed your booking request, before we can process your booking we will require some simple additional information such as postal address, direct email and guest details. Please do not book if you are unable to provide this, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay (please let us know if you plan to arrive the day after your start date).
- The garden is enclosed but may not be completely secure for pets: the enclosure includes a wall approx. 80cm high (part of the wall also has a bench next to it), and a fence with 20cm mesh. There is also a 5-bar side gate with approx. 20cm gaps between the bars. A new fence has been fitted between the cottage garden and the owners' garden next door for privacy. Please ensure dogs are always supervised.
- Kitchen facilities: Aga with double electric oven with grill and 4-ring gas hob, under-counter fridge, chest freezer, ice maker, slimline dishwasher, clothes washer-dryer, microwave, kettle, toaster, Nespresso coffee machine (standard size pods, not provided).
- Iron, ironing board and hairdryer provided.
- Free private parking on the driveway 20m from the house, with space for 2 cars.
- Please note that CCTV covers the path leading from the parking to the cottage for security. There is no internal CCTV.
- One infant up to 6 months old and not mobile is usually allowed, but please check with us in advance. Please bring your own cot, cot bedding and highchair.
- Gas underfloor heating.
- Wi-Fi: Superfast fibre (>30Mbps)

The Boat House is a perfect place to relax with lovely views over the countryside. This was our second stay and would certainly book again.

The property is located in a very affluent area. Totally peaceful and quiet. The furniture and fittings are first class and in particular the enormous bed is extremely comfortable. There is everything you could possibly want available to you. In particular the freestanding bath gives you views of the field with roaming deer present on most days. I would however like to raise two negative points (which I must emphasise only affected myself). The settees and chair although extremely expensive I felt being a person of a certain height they were a little uncomfortable with no back rest. Also, if you are susceptible to midges, I would suggest you bring with you insect repellent as this particular time of year they were a load of biting Insects about.

This is by far one of the best houses I stayed (and I do travel quite a lot!!). Not only is comfortable and built to the highest standard, it’s located in an idyllic spot in Sussex where you can explore the area. We will come back soon!

The Boat House is a beautifully constructed and well fitted out property, set in a delightful spot. It certainly exceeded our expectations - we hope to return next year.
