About this house rental

Welcome to your dream Hawaiian getaway—where world-class surf, vibrant marine life, and breathtaking views converge right outside your door. Located on world famous Alii Drive just south of Kona Town, our amazing home sits directly oceanfront on beautiful Holualoa Bay. With 5 bedrooms, 4 full bathrooms, an expansive Lanai, 2 kitchens and 2 living areas, there is room for your next family vacation or group retreat. Set just feet from the water, you'll enjoy amazing views, a spacious yard, refreshing pool and a relaxing hot tub. Perched directly above the legendary Lymans surf break and just across the bay from iconic Banyans, this oceanfront retreat is a haven for wave riders and ocean lovers alike. When the waves settle, the waters out front become a snorkeler’s paradise, revealing colorful tropical fish, graceful sea turtles, and even seasonal whale sightings—all visible from the comfort of your lanai and backyard.

The heart of the home is an open-concept, traditional Hawaiian-style great room with soaring vaulted ceilings and a wall of sliding glass doors that open wide to a spacious waterfront lanai—blurring the line between indoor and outdoor living. The recently remodeled kitchen is fully equipped for preparing fresh island meals, while the ocean breeze and dual ceiling fans keep the upstairs living area well ventilated and comfortable. The huge upper Lanai has a double dining table with seating for 12, an outdoor day bed, and a padded loveseat and chairs for al fresco dining and lounging.

Each of the five bedrooms offers comfort and privacy, all with their own AC units. The primary upstairs suite features a king bed, lanai access, and a luxurious ensuite bathroom with a spa-like soaking tub and huge open shower. A second upstairs suite also has a king bed, panoramic ocean views, and a newly updated private bathroom. The third upstairs bedroom includes another king bed and stunning views of the coastline.

Downstairs, a separate living and dining area with a full kitchen opens directly to the oceanfront yard—perfect for large families or groups. The downstairs lounge includes a twin daybed with a trundle, and two additional bedrooms provide flexible sleeping options: a bunk room with a twin-over-full bed and daybed with trundle, and a fifth bedroom with two twin beds and sliding glass doors to the lanai.

Your private oceanfront oasis spans an impressive 160 feet of shoreline. Lounge in the sun by the pool or retreat to the shaded lower lanai surrounded by lush tropical landscaping. Relax in a hammock, test your skills on the putting green, enjoy a BBQ at the outdoor dining area, or soak in the 5-person hot tub perched right at the ocean’s edge. Whether you're sipping morning coffee and watching the waves or gathering for a sunset toast, every moment here is picture-perfect.

Other things to note:
Swimming Pool:
Some guests have commented that the pool is smaller than it appears in the pictures. It is 30’ long and 15’ across at the wide end and tapers to about 4’ wide at the waterfall. It is about 32-42 inches deep. It is not heated so can be a bit cool on the coldest days of the year. The hot tub is steps away if you need a warmer option. The majority of the time the water temperature is perfectly comfortable and a great way to cool off. The pool is professionally serviced between each reservation. During and after rare excessively rainy periods, organic material from the surrounding landscaping can wash into the pool causing it to get cloudy. It may take some time for the water to filter and become clear again. We unfortunately cannot guarantee the pool clarity during these events.

Parking:
The home sits between the beautiful Lyman’s Bay and Alii drive which is the main ocean front street in Kona. The garage 17-18’ deep and about 20 feet wide. It has 2 stalls large enough to accommodate most standard size vehicles (4 door jeeps, mid to full size cars, mini vans etc.) The driveway is about 16’ deep and 24’ wide and will accommodate a larger vehicle parked parallel to the. Alii is a busier road so traffic mirrors have been installed adjacent to and across from the driveway to aid in pulling out from the house. We recommend backing vehicles in to the garage and driveway for the easiest parking and departing experience.

Location & Nature:
Our property is immediately adjacent to Holualoa Bay, the famous Lymans surf break and Kamoa Point/ Kaluaokalani state park. Due to the tropical nature of Hawaii as well as the large areas of adjacent land preserves you may encounter occasional insects, geckos, various bird species, or maybe even a mongoose at the property during your stay. A professional pest service treats the exterior of the property every 2 weeks but on unusual occasions centipedes or native cockroaches may get by. Mosquitos are rare but in certain seasons flying insects may be attracted to the house lights at night. The adjacent ocean access is popular with both locals and tourist a like. When the waves are breaking surfers often traverse in front of the North corner of the property to access the waves out front.

Ocean Front Living & Maintenance:
This property is about as close the water as you can get without being on a boat. The spectacular setting does come with some maintenance challenges. In the warm salt air environment, outdoor furniture, grills, and AC units start to corrode within months of being replaced. Items are regularly refurbished and replaced, but as with other ocean front properties you may see some signs of accelerated wear around the property.

We believe we provide an incredible value, especially for larger groups to gather with our 5 bedrooms, multiple living areas, 2 kitchens, private pool and hot tub, 2 covered lanais, and a large private yard. And did we mention the views? While high-end resorts like the Four Seasons, Mauna Lana or Mauna Kea will likely offer you a more polished experience, a single room at one of those properties often costs as much as your stay in this entire home—perfect for larger groups looking for a stunning yet affordable getaway. Please keep this value in mind when booking and staying at our amazing home.

Air conditioning:
Each bedroom and the downstairs living room has a separate wall or window mounted AC unit. The main upstairs living area and adjacent Lanai are open air spaces with ceiling fans, but no AC. The sea breeze and vented ceiling keep the living area and lanai comfortable but if you are sensitive to heat and humidity you may find the space a bit warm at times.

Appliances:
The majority of the appliances have been upgraded with new units in the past few years. The two kitchens provide a back-up fridge, dishwasher, range and microwave. There is also a compact washer dryer upstairs and full-size units downstair. Given this redundancy, in the unlikely event a single appliance needs repair and can’t be immediately fixed during your stay we are unable to provide refunds.

History:
Holualoa Bay is one of Hawaii’s legendary royal centers. Local history and lore tells us that prior to Western contact, only the highest-ranking Hawaiian royalty gathered here for religious, educational, and residential purposes.
• Kamehameha the Great—Hawaii’s most revered king—learned to surf in Holualoa Bay in the 1770s.
• After rising to power, he stored his war god, Kūkaʻilimoku, at Kamoa Point, part of the Government-preserved lands adjacent to the property.
• The area’s ancient Hawaiian village was called Kaluaokalani, meaning “Heaven on Earth.”

    5 Stars – Perfect Kona Getaway!Our stay at this incredible rental in Kona was absolutely spectacular! From the moment we arrived, we were blown away by the stunning views and the attention to detail in every corner of the property. The space was spacious, immaculately clean (congrats to their amazing crew I met them they are awesome!!) and felt like a true home away from home. We especially loved the outdoor patio and the serene surroundings—perfect for sipping coffee in the mornings and enjoying sunsets in the evenings.The house had everything we needed for ultimate relaxation and fun. The jacuzzi was the perfect spot to unwind after a day of exploring, and the swimming pool was a refreshing way to cool off. We also enjoyed the BBQ area for grilling and the variety of games available—great for both relaxing evenings and family fun. One small suggestion for improvement would be to add a bit more lightning in the outdoor games area to make it even more enjoyable.The location was ideal for exploring Kona, with everything we needed just a short drive away, yet tucked away enough to enjoy some peace and quiet. The host was incredibly welcoming, providing us with all the information we needed for a seamless stay.This place exceeded our expectations in every way, and we honestly can’t wait to come back! It’s now officially our go-to spot for future visits to Kona. Highly recommend it to anyone looking for a top-notch rental in the area!

    Pros: Staying all together as a family right on the water was a beautiful experience. We spent each morning on the lanai watching the surfers on Lyman's wave & enjoying the gorgeous tropical fish, rays & dolphins playing in the surf. The sunsets were amazing from the lanai as well. My husband & I slept on the outdoor bed the entire trip. It was amazing. Even during the rainy nights, we were so comfortable & content to be outside lulled to sleep by the ocean waves.We spent many of our days walking to Magic Sands beach. Highlight was when a sea turtle sneak up on us & nibbled the back of my son's leg. A great Hawaii memory for sure. We also enjoyed the small dipping pool & hot tub when we weren't up for walking down to the beach.Cons:Some of the more adventurous in our group braved the lava rocks just below the house to swim/surf. The area is heavy with urchins, they all suffered stings & rock scrapes from their adventures but were happy, nonetheless.The driveway is short & traffic on the road is pretty steady. I recommend backing into the driveway/garage for easy exits. We rented a van that barely fit in the driveway. There is room for four vehicles. Two in the garage & two in the driveway but you will have to play musical cars to get them out. Sometimes having a group member stop traffic was necessary. FIL complained of road noise in the upstairs bedroom on the East side of the house.The house has rust/wear and tear. Didn't bother us but don't expect perfection.

    The positives: The view is second to none and we really enjoyed the serenity that came with that... the house was spacious and housed our group of 4 adults, 3 teens and a child well and there were plenty of towels and bedding. The pool was a great temperature and the hot tub was good once we cooled it down enough (the cover does its job well!). We were happy with the pool items supplied, the snorkeling gear, the outdoor games, the kitchen items (including things like oil, salt and pepper etc) and the queen bed outside on the lanai was truly relaxing at the right time of day. Being able to park 2 cars, use 2 kitchens and shower across 4 bathrooms at the same time was excellent too.The negatives: - The screen-doors upstairs and to the pool are either a struggle or are non functional at all and the gnats are next level (the owners cant stop gnats though). The solid sliding doors to the lanai do not have a lock at all and this was a safety issue that left us feeling uneasy altogether. We had seen it mentioned on previous reviews, but assumed it would be rectified, but it has not.- The road is very busy and driveway is short, so you have to stop traffic to be able to open the garage to park and then pull back out.This house has SO much potential and it would only take some minor improvements to make it an excellent property.

    The ocean views are spectacular and the location in Kona is great, close to attractions and restaurants. The house is spacious and that second level lanai is the main attraction. That being said, the home itself is older and tired. Repairs and maintenance are sorely lacking, the interior finishes are rocking a 1980’s vibe and the furniture is showing its wear. There is a not insignificant bug problem, mainly because certain doors, windows and openings are not completely sealed or are broken. The house could use a deep cleaning, as it appears the turnover staff does the bare minimum between guest stays. The upstairs beds are comfortable but the downstairs beds, especially those in the room with the bunkbed, really need replacing. The lack of air conditioning in the upstairs main living and kitchen area is disappointing, as that is the main entertaining and living space - sure you could leave the lanai doors open, but then risk the mosquito invasion that will occur. The pool and hot tub need more maintenance and TLC than they are getting. The grounds themselves are beautiful and welcoming. Some guest reviews note the difficult parking situation and trying to get back out onto a busy road - we managed it ok. That is just what comes with getting an oceanfront property in this location. Overall, this property has a ton of promise - it just needs some investment to fix and improve the interior. Full window and door replacement and upgrading the A/C situation would be a good start.

    We enjoyed our stay this year at this beautiful home! The house had more than enough beds for everyone and it was clean and comfortable. We really enjoyed listening to the waves crash into the rocks 24/7, very relaxing! We had no idea about the show we got to watch every morning when all the surfers came out to Lyman’s Cove. It was a great treat being able to sit in the hot tub or on the deck and watch them all day long! We already miss this home and will definitely be back!
