About this villa rental
The BIG TEX house was built with Big families and groups in mind, perfect for family events! Convenient location in Dallas Fair Park, only a quick 5-minute drive to Downtown or to Deep Ellum! This brand new home has tons of space including 4 bedrooms, a large living room, and huge fully furnished backyard with HOT TUB; perfect for impressing and entertaining tons of guests. Our favorite touch is the living room theater with built in projector, great for movie night or game day!

Upstairs has 3 bedrooms :
Bedroom 1 : 2 queen bedrooms with TV and access
Bedroom 2 : Master bedroom with 2 Queen beds and Master bath and Closet
Bedroom 3: 1 Queen bed with TV
PAC man in the corridor.
Downstairs has 1 bedroom King bed.
Downstairs has one 8 people sitting dining table and brand new 3 Designer sofa sets.
Backyard has fire pit with good seating and big trees around.
All spaces on the property are accessible except two owners closet one downstairs and attic space upstairs.
Please note that although you're welcome to be in the back yard, noise carries. During weekdays we ask that all events are brought inside by 10:00 pm and midnight on Weekends.
Since we have fireplace past our outdoor curfew but please refrain from playing music or speaking loudly.
If our neighbor calls the police or us about a noise issue then it will be a $200 charge. When guests follow the rules regarding the backyard hours we never have issues with noise complaints so please follow the hours provided to make your stay as enjoyable and stress-free as possible.
Other things to note
Total 6 Car parking around home : 2 Cars in the front driveway and curb .
3 more cars can be parked from Sliding gate inside in the backyard.
Big Carport is available also but the furniture needs to be moved.
You can have fun inside the house but make sure to be courteous of the neighbors when you are outside.
Three House Rules -
1. No Disruptive parties - Events with loud music, parking violations, excessive drinking, take place primarily at night, and 25+ people are not allowed.
2. Smoking is not permitted inside ($400 fine), no tampering with cameras/security devices, no DJs or large sound systems (Only regular speakers).
3. First 16 guests are included by the base rate which includes everyone visiting and spending the night. Keep all guests and noise inside after 10:00 PM
There will be 3 surveillance camera's in the front, back, side yards on exterior side, one ring door bell at front door of the property. The 3 exterior camera’s viewpoints are the 1st one to monitor the front side of the house,2nd camera view point is monitor the backside of property and the 3rd camera view point is monitor side yard of the property. The ring door bell is monitor people at front door.

The host has communication leading up to our stay. We were disappointed that the hot tub was unavailable for use as that was not communicated to us ahead of time. There was no wood available for the fire pit, either. So, the opportunities to use the backyard were very limited. The main level toilet would only flush by removing the tank lid and physically lifting the handle.

The house was perfect for the 10 of us. We were there to relax and also be close to my granddaughter that was having surgery at Children’s. The ages ranged from 2 - 67. Love the open space concept. Everyone was able to talk and do other things. The backyard was perfect. Even with the rain we were able to set outside. Would stay there again.

We had a great experience. Property managers were very punctual in communication and helpful when needed. The property could have been a bit cleaner. The frying pans were put away dirty, the drawers had crumbs in them ect.. But, the majority was clean and comfortable. The neighborhood was questionable, we were instructed by our Uber driver to not walk around at night, but we felt safe in the house and the nights were quiet except for Saturday night, the music at the neighbors were so loud we could hear it very clearly through all the rooms and continued to play until 3 am. The back yard was fun and true to its description. Very enjoyable. Overall it was a great stay!

Pros:
- spacious interior
- plenty of parking
- large covered patio with seating
- outdoor spaces & activities
- Nice modern bathrooms
Cons:
- Mattresses and bedding are terrible.
- Dysfunctional kitchen appliances.
- No towel racks, no wash cloths, lack of floor covering.
- No dish/hand towels or pot holders in the kitchen.
- No cleaning supplies of any kind other than dish soap + sponge.
- Tripping hazard rugs.
- Back yard was full of dead rats / large field mice with a cat leaving more animals for you to discover. Active rat highway on the fence line.
- Trash such as bottle caps and cigarette buds scattered all over the backyard.
