Rates & Guest Count
The base rate covers the first 7 guests.
Each additional guest beyond the first 7 (age 3 and over) is $30 per person, per day. Select the correct number of guests at booking time and the system will calculate this fee automatically up to the limit of the platform. Additional guests at the property will be charged manually.
Children 2 and under stay free and do not need to be included in your guest count.
This fee applies to anyone who comes onto the property, not just overnight guests. It helps cover additional wear and tear, increased cleaning/disinfecting, and higher utility usage.
Pets:
Pets are welcome for $300 per pet, per stay.
Events
Events may be possible depending on the type of event, number of people, and number of cars.
All events must be approved by the host.
Typical cost is $30 per person.
Smoking
No smoking inside the house or garage.
Evidence of smoking indoors will result in a $1,000 fine.
General Rules
Respect for Neighbors & Noise
- Respect neighboring properties—no trespassing into yards or driveways. Treat neighbors with courtesy and respect.
- Keep outdoor noise at a reasonable level at all times.
- Quiet hours begin at 10:00 PM.
- Any amplified outdoor music must be pre‑approved by the host.
Parking & Property Use
- Park only in the garage or driveway. There is ample parking for many cars.
- No street parking is permitted.
- Fireworks are prohibited anywhere on the property.
- No off‑road vehicles are allowed.
- Lock all doors and windows when leaving the home.
Safety & Liability
- The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings during your stay.
Refunds & Fees
- Refund Policy:
- 100% refund (less a 3% credit card processing fee) up to 30 days before arrival
- 50% refund (less a 3% credit card processing fee) up to 14 days before arrival
- A pre-authorized damage deposit hold of $2,000 is required or a non-refundable damage waiver of $100/day up to $400. If the damage deposit is chosen it is released a few days following check out provided there is no damage during the guest stay.
- Early arrival or late departure: $200 fee.
- Neighbor complaint: $500 fee.
- Security dispatched: $500 fee.
- Police called: $1,000 fee and guests may be required to vacate immediately without refund.
- Unregistered guests: $500 penalty plus $60 per person for anyone on the property not included in the reservation.
Home Care
- Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges.
- Return any moved furniture to its original position. A $100 fee applies if items are not reset.
Indoor Pool
- The indoor pool is open year‑round and maintained at 75°F.
- Heating above 75°F is $25 per degree, per day (request at least 1 day before arrival).
- Maintenance staff visits once per week, typically for about 30 minutes.
- Pets are not allowed in the pool.
Rental Requirements
- Guests must be 25 years or older to rent this home.
- Guests must sign the rental agreement prior to check‑in. Instructions will not be released until the agreement is signed.

Great communication with host prior to arrival and during stay. Pool area is amazing. Lots of space for 3 families to spread out, but also great areas to all be together. Nice touch with Christmas tree as we were there over the holidays. The pool was amazing for the kids. Imagine in the summer with all the numerous patio doors open, it would be just as nice if not nicer!A few feedback items: no working coffeemaker in the house despite the wonderful pictures of the coffee station. Even tried the huge BUNN coffee server but there was no spout. There was a french press so we made due. We could not find a single mixing bowl either. Plenty of towels in the laundry for any extras you would need. Overall, this was a great house to host several families for Christmas and we would return. thanks!

Perfect location for families of friends to gather and enjoy time together! Beautiful piece of property surrounded by nature. The house itself is spacious with lots of space to gather and spend time together. The indoor pool is unique and one-of-a-kind; sure to create some lasting memories!

The property is beautiful. Spacious enough for a family to enjoy together time but have your own space when needed. The pool and pool area is a great bonus feature. Unfortunately, the A/C was having problems as well as the pool heater. Both the property manager and owner of the property were on top of the issue, lots of communication from the two to our party. Unfortunately, it did take away from the "relaxation" part of the weekend - you want to escape normal home maintenance issues, not deal with them.

1. The 2 4 step stairs off the kitchen need handrails.2. The hall bath upstairs-bad lighting issues and sink drain did not work3. Deck had rotting boards.4. The upstairs was hot and the downstairs was cold5. Kitchen supplies minimal- example 4 dishwashing tablets and minimal containers for leftovers. There were 15 of us.6. The outlets in upstairs teal bedroom did not work well.7. The grass was quite long. 8. The space was great and so was the pool.
