The ground floor boasts an open-plan sitting-dining area with sofas, TV, a wood stove, full-length windows, and a well-equipped kitchen with a farmhouse table. There’s also a Master double bedroom with an en-suite shower room. A few steps down from the dining area, a snug room with sofa bed overlooks the lane. Upstairs, a second bedroom with twin beds and an en-suite bathroom awaits. Outside, a private patio garden is perfect for relaxing.

- Pets: A maximum of 2 well-behaved dogs are allowed at a cost of GBP30 each per week or part week. If the charge is not taken by this platform we will contact you after booking to arrange.
- The cottage is set on a small working farm and there are sheep and other livestock very close by. The garden is not securely enclosed, so please keep your dog(s) on a lead and do not let them near the livestock if they may cause any distress.
- A security deposit of GBP150 is a condition of booking, if not taken by this platform we will contact you after booking to arrange.
- Search and contact us for stays over 21 nights (we cannot administrate these via this platform).
- Once you have placed your booking request, before we can process your booking we will require some simple additional information such as postal address, direct email and guest details. Please do not book if you are unable to provide this, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay (please let us know if you plan to arrive the day after your start date).
- Kitchen facilities: single electric fan oven with grill, 5 ring gas hob, tall fridge-freezer, full-size dishwasher, washing machine, tumble dryer (in the snug room), microwave, kettle, toaster, cafetiere.
- Iron, ironing board, clothes airer, hairdryer provided.
- The sofa bed in the snug room is available at a supplement of GBP50 per week or part-week. Linen will be provided. One additional guest is allowed if the sofa bed supplement is paid (up to a maximum of total 5 guests). If you would like to use this please contact us after booking so we can add the extra guest and send you the payment request.
- One infant up to age 2 is welcome in addition to the total guest capacity of this property. 1 travel cot (please bring bedding) and 1 highchair are available on advance request.
- The Old Tractor Shed is set on a small working farm. There are animals and normal hazards associated with a farm yard in the vicinity (equipment, machinery, hay bales etc), therefore children should be supervised when outside.
- Free private parking on the driveway next to the house, with space for 2 cars.
- Central Heating: underfloor heating on the ground floor, radiators upstairs.

We had a lovely stay in the Old Tractor Shed. Toni and David were very welcoming and the accommodation was perfect for our stay. Lots of lovely walks from the door. Plenty to visit and see locally and not far from the sea.

The Old Tractor Shed is comfortable, very well equipped in an idyllic location with lots of lovely walks nearby. The White Horse Inn, a gastro pub serving tasty food is a 5 minute stroll away. Our hosts Toni and David were friendly, helpful and always available to answer any questions. We plan to return next year subject to availability.

We had a super holiday in wonderful Sutton, a quiet nook in the South Downs National Park. The Old Tractor Shed is a perfect country idyll away from life’s hurly burly. Our hosts, Toni and David, were charming and most hospitable. We will be returning!

We very much enjoyed our stay at The Old Tractor Shed - the owners were nearby for any questions, and checked in on us to make sure everything was OK throughout the week. We didn't need to use the logs, but can imagine it would be even more cosy with the wood burner going! Lots of space to spread out, in both living and bedroom areas. We visited nearby Chichester (the only day it rained), but there's an easy walk from the door to the Roman Villa with mosaics. The gift of ham and eggs was yummy, and we even went home with some home grown rhubarb! Would happily recommend.
