BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

DOG-FRIENDLY PROPERTIES: If you are staying at a dog-friendly property, you MUST notify us and pay a non-refundable dog deposit. Failure to do so will result in us charging your card for the entire amount authorized for damage.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

This is an amazing property. Very clean with great living room sofas. The hot tub and pool were great. My kids did not want to leave. The house is very well laid out for everyone to have privacy or be together. Every bedroom has great mattresses and TV. The wifi was awesome. The neighborhood is quite but close enough to everything. You can fish from the bank when the tide is in. The only thing that I could imagine that would make this property better would be a pier so you could fish all day. We caught several fish.

Live Oak Villas is a fantastic property and absolutely gorgeous! It gave my Family of 6 (4 teenagers) more than enough space, and it was the quiet and serenity I desired, with million dollar views! The design, furnishings and linens were better than expected, and the master shower provided a spa like experience. Only drawback to this property was the pool and spa. The pool needed to be cleaned, and the spa heat had to be turned on remotely from the rental company, which was done on the 2nd day, and there were no active jets in the spa. This was disappointing, as it was a big reason we booked this property, and it was a miss from the rental company.Even with the pool/spa issue, we still had a great stay, and I would consider booking this property again!

We loved the location!!! Truly beautiful views and so peaceful. The property managers were very quick to respond any needs that we had. There were a few issues with the hot tub not being warm, the water filter never was replaced, and there was a water issue. The team responded quickly to those needs, but it was unfortunate that the hot tub wasn’t able to be enjoyed!
