About this house rental

Located in Dripping Springs, just 25 minutes southwest of downtown Austin makes it convenient for a night out in Austin, SXSW, ACL and Formula One, and it’s just down the street from local brewpubs, wineries, breweries, dance halls and amazing BBQ. This secluded and manicured 10 acre property provides ample room for the extended family, large groups of friends or corporate gatherings to take a nice retreat from the hustle and bustle of city life, and unwind with all the fun amenities that make this property hard to beat. We receive constant feedback that the property was perfect and that everyone had so much fun.

Both houses are included in the reservation. No one else will be at the property.

The ten flat manicured acres of land offers plenty of space to feel secluded and enjoy many outdoor activities, like swimming, tennis, basketball, ping pong, frisbee, washers, horseshoes, bocce ball, corn hole/bean bags toss, a disc golf basket, enough room to play soccer, kickball, dodge ball, frisbee or just simply relax around the pool listening to your favorite music and grilling food. We recently resurfaced the tennis court, added a brand new net and installed a $3,000 basketball goal.

Once night sets in the pool house is a perfect place to gather for a movie on the big screen TV while roasting marshmallows on the camp fire. Wildlife is always in abundance, from a wide variety of native birds, deer and the occasional little fox.

The pool house has a large granite countertop, kitchen sink, bathroom, huge six burner weber gas grill, fire pit, 65in high definition tv & direct tv for sports and outdoor movie night.

There are two homes on the property.

The front home is 3,500 square feet with a large deck over looking the pool from the upstairs bedroom. This bedroom has two high-end queen mattresses, a comfortable leather love seat with a twin sleeper and room for an air mattress. This room has 2 closets. The larger (bedroom size) closet is set up with a twin bed and a pack n play for babies.

The second and third bedrooms share a full bathroom and a separate vanity area with two sinks and a lot of counter space for getting ready. Both of these bedrooms have new high-end king size mattresses, with luxurious linens and pillows.

The fourth bedroom has 2 bunk beds and space to set up a provided queen air mattress. The twin beds on the bunks are high quality and not your typical bunk bed mattresses.

The living room is very spacious with enough room to seat a group of up to 30 if you bring in the dining room table chairs. There is a 65in high definition tv with DIRECTV and smart tv programming.

The dining room has a very large table with ten chairs. The counter top bar has three bar stools and the double dining room doors open out to the covered back patio with seating for six.

The kitchen is fully stocked with most all pots, pans, utensils and appliances for preparing a meal.

The second home is 1,300sf and has 3 modern bedrooms. The 1st and the 2nd bedrooms each have a queen bed and the 3rd bedroom has a queen bed and a queen bunk bed.
This house has a second full kitchen, living room, and dining area, 2 full bathrooms and a game room with a ping pong table. It is about 25 yards from the main house.

Most properties will require a late check in and an early check out. We are totally flexible as long as a group is not checking in on your arrival or departure date. Just let us know and we will accommodate.

    Positives … Beds were comfortable with up to date bedding. Kids loved the tennis, basketball and pool. It was nice being near the brewery.Negatives follow. These are being provided in case the owners are not aware.Main house … Only 2 clothes hangers in the entire complex. The 2 coffee machines in the main house took 2 hours to complete a brew cycle. We brought the coffee machine from the small house over. It was returned to the small house. The kitchen circuit breaker pops when using coffee makers, toaster oven, and lights. The front left stovetop burner does not work. The wet bar is a disgusting mess. Not useable. It was leaking underneath inside the cabinets. Lots of mold. There were NO ICE MACHINES OR ICE TRAYS TO MAKE ICE. We had to make several runs to the store to purchase ice. We could not open front door from outside even when unlocked. Latch issue. The HVAC went out several times. We learned that the breaker was popping when using the washer / dryer.Bathrooms … No hand soap, tub soap, shampoo or conditioner. Only 1 bath towel each for 17 guests. It would have been nice to have spares. The big shower in the small house has a clogged drain. The bathtub in the main house off the bunk room needs a good scrubbing. Looks like mold on the caulk.Outdoor … Random rusty yard furniture, dirty coffee tables, dirty ceiling fans with missing lights & covers, outdoor furniture with holes. Adirondack chairs are weathered and don’t match the pretty pics

    The property is very large. The grounds are really nice & maintained. The pool is great w a pool house & mini fridge (nice touches). The tennis court is great. The two houses are good & big. The smaller house cools exceptionally well. The larger house had a few issues early on with the breaker box but then cooled exceptionally well. The host let us in early which was super helpful. The price on the property was extremely reasonable. The location is fabulous. Close to many things. The property feels very safe. I would have given this property 5 stars however the cleanliness was lacking in both homes; the washing machine didn't work properly; the coffee makers were not very good (1 didn't work at all); the shower in the small house didn't drain & there's a need for a few new pans & more towels. When the host addresses these issues I would definitely give this property 5 stars.

    It was a wonderful property for our family reunion! There were 3 grandparents, 9 adult children(5 of our kids and 4 spouses) and 7 grandchildren ages 10 months to 20 years in age). Everyone enjoyed the pool, the playground, the tennis courts and a trip to the local Blue Hole! The kitchen was well equipped and we enjoyed fixing our own meals. We barbecued and ate by the pool one night! The beds were comfy and the bedrooms nice sized. The variety of king, queen and bunkbeds for our needs! The owner was very helpful before and during our stay! I highly recommend this property. (Oh, we did bring extra towels for swimming).).

    Lots to do at this property for large groups. Property is showing its age; pool could use some improvements; grill was not as advertised and was not clean; not all cooktop burners worked, but there was plenty of cookware. Some lighting issues. Still, our group enjoyed the tennis, ping pong with AC, basketball, and swimming. There was plenty of room to spread out, beds were comfortable, and overall we had a very fun visit.

    Overall a great experience, maybe overpaid for what we got but still good. Dallas the host was very responsive and even offered to call a plumber on a holiday weekend when we found one of the showers not working but we had plenty of others to use so no need. The property was very quiet and peaceful, a great location and had everything you need for a large group.

    Our experience at the VRBO property started smoothly with clear access instructions provided by Dallas on the morning of our reservation. However, upon arrival, we immediately encountered maintenance issues. The hot water heater in the side house was non-functional, and several appliances in the main house were also out of order. Dallas responded promptly, and with some effort, we managed to resolve the issues in the main house after locating both breaker panels. Unfortunately, we still had to use the main house for showers due to the lack of hot water in the side house until a repairman arrived the following day.Additionally, we discovered problems with the pool's filtration system; the pump had lost suction and was cavitating, requiring intervention from someone in our group who was familiar with pool systems to resolve the issue. On the third day, there was a maintenance visit by an unannounced pool technician which added to our frustration, albeit a minor inconvenience in the context of previous challenges.On a positive note, the property itself offers appealing amenities such as a playhouse, fire pit, and tennis courts suitable for pickleball enthusiasts. However, the overall impression was marred by the recurring maintenance issues we encountered. It was apparent from interactions with maintenance personnel that frequent visits to address issues at the property are not uncommon, suggesting ongoing maintenance challenges.

    It was a good visit and fit our group. House is a bit older/more dated than the pics show. Space is plenty for a large group and beds were comfortable. Lots of outdoor space and amenities to use. Enjoyed the bball and pickelball courts, fire pit and pool/hottub as well as distance from neighbors/road. Lots of privacy, no issue disturbing others.While we enjoyed the stay, gave feedback to owner on several issues that occurred. House needed general cleaning when we arrived as it seemed like no one had stayed there for a bit. Had the owner call the pool people to clean out the pool/hot tub before using. Water pressure isn’t strong and one shower was unusable due to this so hope they can find a way to fix this (other showers were fine).Kitchen is stocked with essentials but we cooked alot and found it lacked the amount of prep dishes needed to cook for a large group so I’d recommend bringing some of your own mixing bowls, Pyrex dishes, serving trays, good knives, etc. Paper plates, plastic forks, Solo cups were helpful so dishwasher wasn’t constantly running. 3 fridges and a 2nd house/kitchen space helped. Internet went out on last day, could’ve been a bigger issue had it been earlier.I’d recommend it as long as you know it’s not a top-of-the-line rental. Some small items and a more thorough cleaning needed between stays. We addressed all these items in detail with the owner so hopefully they will take the steps to improve these items for future guests.

    Great stay in Hill Country! Many things nearby and a very cool house! Owner accommodating and easy to get in contact with. There were lots of lights burnt out and TV at pool house didn’t work but overall a nicely stocked house. Could use a little maintenance but a cool House. Had a wonderful family Thanksgiving and got to check out Jacob’s Well, Ghost Note Brewery next door, old town Wimberly and of course Salt Lick BBQ
