Location Highlights:
The address is 404 Seminary Rd is 3 minutes to Cooperstown Dreams Park (we are trying to get VRBO to correct our map, because they have it wrong.)
- We are the Premier Team-House-Rental in every category (Location, House, and Property)...we hit this out of the park.
If you like a clean, well maintained and run house, then look no further. I know my pictures aren't good. We are getting a professional photographer to take much better photos. My apologies!
- 10 Full bathrooms and 1 half bath.
- 12 Bedrooms, sleeps 41+ (In real beds).
- 3 minutes to Cooperstown Dreams Park (CDP) - on a quiet, private road. Private, peaceful property.
- 6 minutes to Cooperstown Village - voted #2 U.S. vacation destination for small towns (it's much more than baseball.)
- 4 minutes to groceries, pizza, ice cream, liquor store, coffee & more.
- Sept-May: Flexible check-out times.
The House:
- 12 bedrooms (again, sleeps 41+ in real beds and real bedrooms)
- 10 Full Bathrooms and 1 Half-bath
- Over 8,000 sq. ft. of living space
- 34 ft. long Heated Pool -- Open From Mid-May through mid-late October
- 1,000 sq.ft. TV Room with a large TV and 12' ceilings
- Seats 40 indoors for meals, 40+ for outside
- 14 sofas, 4 TV areas
- 3 large decks
- 4 sets of washers/dryers
- 2 dishwashers
- (2) 36" refrigerators
- 2 Fire-pits (propane, we provide all propane)
- 36 inch Blackstone Griddle (propane)
- Weber Grill (propane)
- Pool towels, bath towels, hand towels, facecloths, kitchen towels, and bath mats provided
- ALL paper towels, toilet paper, laundry detergent, dish-washing detergent, sponges, hand soaps at every sink. When I say provided, I don't mean "a starter set" to get you going. So, you do not have to go shopping for all that stuff for the week
- Coolers provided for ice and/or beverages
- NEW in 2024: mattresses and leather sofas
The Compound: Built for Fun
- Pickle-ball
- Disc Golf course. 3 t-boxes, 9 holes (added 2024) -- If you haven't played, most anyone can play this game. It's fun.
- Badminton
- Basketball
- 2 sets of Corn Hole
- Driveway Chaulk (we love to support the arts)
- Wiffleball field with bases
- Game barn: indoor ping-pong, Pop-A-Shot double-basketball game, table, chairs, & a TV
- All-Terrain Sports Wagon (350 lb capacity) for field use at Dreams Park
- Rain or shine, morning or night - tons of entertainment at this property
- 2 Hawaiian (HIBA) approved, large Ricers
- Crock-pot

Team/Reunion Friendly Features:
- 2 Large Box Fans & coolers available for you to take to the bunkhouse, do the players can use all week. No need to buy or bring (unless you have your own favorite)
- Seating for all to eat together indoors or out
- Thermador Double Ovens
- Thermador 6-burner gas stove
- Secondary kitchen for overflow (15 ft. of counter space with 2nd refrigerator, 2nd dishwasher, 2nd sink, 2nd microwave, 2nd coffee maker, 2nd set of dishes, so people can stay out of the real kitchen when necessary. Great place to keep your drinks, chips, breakfast foods, snacks, coffee station, and more. (I like to cook and have reunions with family and friends....this works out fantastic for large groups.)

- Team party allowed - plenty of space and privacy -- all we ask, is to let us know

We had 7 families with 15 siblings. Plenty of space! Love the patios and pool! Definitely worth the money! It’s seriously close to CDP. Maybe 6 minutes max! Matthew was great and easy to get ahold of. Lovely view from the front porch.

Our stay was great. The property was everything the listing said it was. The owner was also very easy to deal with. If we ever needed a property, this big again I would definitely stay there again. We came down for a baseball tournament and the whole team was able to stay very comfortably. Very nice place and would recommend it

House was exactly as described. Super spacious, well designed, and the big room where everyone can be together was very special was perfect for a group reunion.
There were a ton of fun activities and beautiful spots in Cooperstown very close to the house.
The host went way above and beyond. They were extremely interesting and interested in understanding our groups needs. Super quick response times. They provided a spreadsheet of recommendations for different activities and grocery recommendations. They showed exceptional care for people in general, attention to detail, and I could continue.
From start to finish this was by far the best rental experience I’ve ever had.

The house was amazing and had everything we needed for our stay. Matthew the property manager was great to work with and extremely accommodating. Location only a 10 min drive to the hall of fame. If I’m ever up that way again, I definitely will rebook!!
