This is your true beachside holiday on the stunning Mornington Peninsula 300m from the beach, 5 mins drive to Rye, access to the entire house, and great for families or a group of friends with WIFI and trampoline.
THE SPACE
This property abounds in spaces large enough for a sizeable group but is also suitable for a bit of quiet time. Tootgarook Beach House has an open plan living area, three bedrooms that sleep 12 guests, and two bathrooms. Outside is well equipped with outdoor furniture and a BBQ.
Tootgarook Beach House caters to all your holiday needs and is very affordable.
The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

Bedroom 1: 1x King Bed - Sleeps 2 guests
Bedroom 2: 1x Tri-bunk Bed (Double bottom/Single top) & 1x Single bunk bed (single bottom/single top) - Sleeps 5 guests
Bedroom 3: 1x Tri-bunk Bed (Double bottom/Single top) & 1x Single Bunk bed (Single bottom/Single top) Sleeps 5 guests
Please note: there is one baby porta cot also available.
Linen is provided for your stay.
What to bring: beach towels, bath towels, tea towels, hand towels and bathmats.
Guests have the choice of hiring the following:
Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set).
Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel.
Delivery Fee - If any items are hired, there will be a one-off delivery / set-up fee of $40.
If the stay is longer than 7 days, ask management for any additional pricing.
For towel hires, advise Ready Set Stay with 48 hours notice as last minute requests may not be possible.
Lost or damaged hired linen / towels may incur costs.
Ready Set Stay will assume no towel sets are requested for hire unless advised.

The neighbourhood is safe and family friendly. Your guest guidebook/house manual (linked in your welcome message) also includes recommendations on things to do in the area, dining options, and local attractions. A QR code for the manual is also available at the property. If you need any guidance, reach out to our team, we are happy to help.

There is parking available for your stay. We can provide parking information if required. Please ask us any questions.
ADDITIONAL RULES
Strictly no schoolies, parties or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called this could affect your bond and we reserve the right to evict guests.
Bookings can only be confirmed once the verification process has been completed.

Property operated by a company who respond promptly. House was ok, mostly clean and as described. We were told that BBQ was clean and functional we found it in filthy condition and unusable.

House was good. Fit our needs perfectly for two families staying together. A bit more attention could be paid to the cleanliness of the property. It was fine inside but outside the bbq wasn’t all that clean, there was bird poo all over the deck and on kitchen window and broken toys and a juice box left in the yard.
Also the decor could be improved a little. If you want to appeal to more people, maybe a few less crosses!

Everything was perfect. The layout of the rooms was excellent. Everything you could possibly want was available. very nice big backyard which Cleo enjoyed very much .
Will recommend it to anyone looking for a clean holiday house .
The only points to mention but not disadvantage
1 - it is pricey a bit ( but we understand because Covid 19 and the limitation for a holiday houses. )
2 - Needs a bigger Rubbish bin and it should be empty when a new accommodation start ( when we start our stay we had to wait three days to be empty by the council.
Other than these it is perfect and we will use it again for sure.
