Welcome to Leeward 403, Beach by the Sea, located on the 4th floor of the premier gated Edgewater Beach and Golf Resort (Leeward building), a stunning 1 BR/2 BA beachfront condo in beautiful Panama City Beach, Florida. The master bedroom opens up to a spacious balcony where you can enjoy the soothing sounds of the ocean waves and take in the unobstructed breathtaking views of the Gulf Coast's sugar-white sands. Wake up to the sunrise as you watch the waves crash on the shore or wind down in the evening with a stunning sunset from your king-size bed. Leeward, perfectly situated at the quite side of the resort, is only 6 stories high (with 2 elevators) and shares a pool (heated in the winter) only with its twin building, Windward, designed specifically for providing a retreat of convenience, privacy, and relaxation. Edgewater Beach and Golf Resort amenities include: a half mile of private beach, a Polynesian-style lagoon pool, eleven total pools, six reflecting ponds, Plexicushion tennis courts, four hot tubs, shuffleboard, on-site restaurants, a 9-hole executive golf course, and endless Florida sunsets. As this resort is extensive, there are golf cart shuttles to take you wherever you'd like to go. You'll find restaurants galore, like Ocean's Bar and Grill for gulf-front dining, Starbucks coffee shop, Paradise Pizza, Blenders for frozen drinks on the Lagoon Pool Deck, and Edgie's Corner Market for ice cream or coffee. The condo was very clean, we had one hiccup and the RealJoy staff handled it promptly. A little dated but didn’t really bother us. The property’s amenities were awesome. My kids adored the splash pad and pools.

The property felt like a two star motel which we were not expecting. The views were amazing from the room but the unit didn’t feel great. The sliding door in the living room wouldn’t stay on the track and we finally gave up trying to use it and used the bedroom sliding door to access the balcony. The area rugs in the unit felt really dirty. We received daily automated text messages from the rental company but never got any response from them when we reached out on two occasions with questions. The building itself the unit is in, is quite run down looking but one morning I came out of the bathroom to a man on our balcony painting. Awkward moment and no notice that our balcony would be having work done on it. All furniture was moved and we had to put it back at the end of day. There are notes all over unit telling you what you can’t do and it left it not very welcoming. The main pool area was nice and maintained but the lounge chairs are tight together literally touching each other and you are not allowed to move them, The neighborhood is ok but not super great also worn out and run down. We were disappointed and would not stay there again. The main plus of the place were the views. We stay at a lot of vacation rentals and have never had a stay like this. We thought it was a nicer place.
