PERFECT OUTDOOR ENTERTAINMENT AREAS TO ENJOY THE RIVER! WITH A PATIO THAT ALLOWS YOU TO WALK RIGHT INTO THE RIVER, UNLIKE MOST RIVER HOMES!!!
ABSOLUTELY NO ANIMALS ALLOWED
This is due to the owner's children's severe allergies and asthma. Please respect owners' health and hazard conditions when renting this property since owners use the house often. If our security cameras discover that you brought an animal to the house, you will be charged an additional fee of $500, which will go to a deep cleaning of the house, carpet, and furniture and you will be required to leave the premises and lose of security deposit. At this time your reservation will be voided and you will be considered trespassing. Bullhead City Police Department will be contacted to deal with the trespassing issue. By proceeding with the reservations, you are agreeing to the terms and charges addressed in this paragraph.
ADDITIONAL guests, exceeding the maximum limit of 16 guests, will be charged an additional fee of $50 per guest, per night. Reach out for permission to bring additional guests prior to booking. The exterior of the house is equipped with cameras, which will capture the number of guests coming to the home.
We love sharing this space with those we care about. We know it’s not fancy, but it’s comfortable and away from the busyness! It’s our ‘home away from home, so we ask that you adopt the same attitude during your stay… there’s nobody but us "River Rats" to care for the place, so treat it like you would your own abode (or better, depending on your maintenance standards). This house is really close to grocery stores and restaurants. This house sits on a "No Wake Zone" which is perfect for kids to swim and play safely. Please review the following process and guidelines as you arrive, during your stay, and as you depart.
Just a reminder, there is ABSOLUTELY NO Smoking/NO animals/NO parties allowed.
AIR CONDITIONER
Please keep all doors & windows closed.
Do not put the AC lower than 73 degrees. The AC runs cold so keep doors closed.
***INFO ON RIVER VIEW BASEMENT OFFICE ROOMS 1 & 2:
They are not dwelling units.
They are on the lower level and can ONLY be accessed from the lower patio and NOT from inside the house. They are not bedrooms, but basement cabanas, with no closets.
Basement Office Room 1 & 2 have River Views & opens up to the large lower River patio.
***SECURITY CAMERAS***
The house is equipped with fully operational SECURITY CAMERAS which have MOTION LIGHTS on them, on the exterior of the house ONLY, and only record motion. The cameras are for the safety & security of the renters & property. Cameras capture the driveway, entryway, top deck & bottom deck. There are ABSOLUTELY NO cameras in the house, nor do the cameras point into the house.
***Please DO NOT flush female products down the toilets.***
Please do not allow kids to color the ground/walkways with chalk, because it will get tracked into the house and onto the carpet.
BBQ:
A Propane BBQ is on the premises, however, the owner is not responsible for making sure it is full. If it is empty and you would like to use it, feel free to get it filled for your use.
The propane store is just around the corner, on Clubhouse Drive & Highway 95.
NO deep fryers are allowed on the wooden deck.
NO Charcoal BBQs are allowed on the wooden deck.
TRASH
Make sure all trash is in bags and inside the city trash bins with the lid completely closed to keep animals from getting to the trash.
To avoid an extra cleaning fee, DO NOT leave trash on the driveway, outside of the city trash bins. Please make sure to dispose of extra trash you generate, that does not fit in the city trash bin.
Please do an online search of "Colorado Davis dam water release schedule" and then select the following link for information. You will want at least 3 to 4 dots to feel comfortable leaving your watercraft docked out in the water, during your stay.
No jumping or diving into the river from the property or dock. Water Socks and/or shoes are recommended for outdoor use, in the river, on the deck, and on the boat dock, especially in the hot summer months.
NO FIREWORKS ON THE BOAT DOCK OR DECK ALLOWED.
TOWELS:
Only 1 bath towel is provided per guest up to the maximum occupancy of 16 ONLY. Guests need to bring their own beach towel.
BLANKETS:
Each bed has only 1 throw blanket. If guests like to sleep hot and comfortable, bring your own thick blanket.
TV
Smart TV only... Guests may log in to their streaming services
No cable TV is provided, but there are local channels to watch on the "TCL TV" app.

Very nice, very clean, very spacious.
I’ve stayed in this beautiful house 3 times. And it’s always the best time, waking up right on the river. Great experience and beautiful memories, Thank You Ruben for sharing your home with us. ⭐️⭐️⭐️⭐️⭐️

Very nice property with beautiful view. Very clean. But two bedrooms don’t have direct access to a restroom (you have to go outside and into the main living space) and also did not seem to have heating or A/C. Property manager nice to work with.

The location is amazing and the host was great but unfortunately there was what looked like roaches in the house one even crawled up my daughters arm while laying on the bed and The AC in the main upstairs during the day was ok but at night it was insanely hot and the AC thermostat is locked so we could not control the temp which was a huge bummer because it was set at 75. The rooms down stairs have portable AC but they did not work at all. We spent most of our day in the river which the location was great but I wouldn’t stay here again.
