The Space:
Experience true Caribbean open-air living, highlighted by magnificent native stone arches that frame a picture-perfect view of the Caribbean Sea. From dramatic sunsets to unforgettable stargazing, the setting becomes the centerpiece of your stay.
The villa features polished concrete floors, a spacious modern gourmet kitchen, and a thoughtfully designed primary bathroom with dual vanities and a soaking tub, ideal for unwinding after a day on the island.
The primary suite offers a Tempur-Pedic king bed and an en-suite bathroom with soaking tub. Two additional guest bedrooms each include en-suite baths. One is located on the main level with a Tempur-Pedic king bed, while the lower-level bedroom, located below the main house with a separate entrance, features two twin beds that can be converted into a king, offering flexible accommodations for families or groups.
Guest Access:
BOOKVI will arrange for a personal greeter to meet you at the villa for check-in, provide a brief tour, answer any questions, and share helpful island insights.
Check-in is tailored to your group size, arrival time, and familiarity with the island to ensure a smooth and welcoming arrival.
The Neighborhood:
With spacious decks and a large saltwater pool, which is gentler on your eyes, skin, and the environment, the villa offers the perfect vantage point to take in the views. Enjoy sweeping panoramas of Great Cruz Bay Harbor, across Pillsbury Sound to St. Thomas, and out to the surrounding islands and cays, all set against endless Caribbean sunsets.
On especially clear days, you may even spot Vieques and the distant mountains of Puerto Rico on the horizon.
This beautifully landscaped island home, surrounded by lush tropical gardens, is just minutes from Cruz Bay’s shops, restaurants, and beach bars, and a short drive to the North Shore’s renowned beaches.
Beach Essentials: Beach towels, beach chairs, a beach tent, and coolers are provided. Snorkel gear, umbrellas, and other beach equipment are not included and can be rented locally if desired.
Getting Around:
BOOKVI highly recommends renting a four-wheel drive vehicle to comfortably navigate St. John’s terrain.
We are happy to provide a list of trusted local rental companies, and we also offer a limited selection of villa vehicles for guest use, subject to availability.
Current villa vehicle options may include:

This was an amazing property. The view is magical and does a great job of capturing that island feel. The stocked bar was a very nice touch. We will be back!

This property is great! The open air concept was new for us and we found we really enjoyed it. It’s in a very quiet and private neighborhood close to town. The management company is responsive and communicates well. The description is on point. We will stay here again.

Our stay at Arc was outstanding from meeting our BookVI host at the house for a walkthrough to the house itself. The kitchen & great room were large and more than accommodated our party of six. Kitchen was well appointed with all types of serving ware, pans, utensils and appliances. Pool was crystal clear, warm and had multiple chairs & floats. We appreciated the multiple selections of coolers. Outdoor bar was just as amazing. The house itself was immaculately clean.Bedrooms were spacious & quiet with luxuriously comfortable beds & pillows. A/C in bedrooms was welcomed given the kitchen/GR was open to the outdoors, making for humid evenings when hanging out/dinner. Open air layout of kitchen/GR could be the only real downside of the property; since hanging out in the west facing room got rather warm. Upsides to the west facing room were incredible views in the morning to admire the harbor and evening to appreciate the starry sky.Given the open air layout; we expected bugs to be terrible which they were not, would still recommend to bring bug spray to ensure minimal nuisance from them.Arc is close to all beaches except for the far east side like Hanson Beach; but far enough out of Cruz Bay that you forgot it was only a 12 minute drive into town.We definitely give Arc a top recommendation to stay on St. John. Also top tier service from BookVI (both Brandons, Noel) who were responsive from initial scheduling & then throughout our stay answering all of our questions.
