This property is the perfect balance of an old Florida setting mixed with all the amenities of a modern beach home. Situated in the quiet and relaxing area near the Indian Pass boat ramp, time at this property just seems to move a slower pace. Overlooking St Vincent's Island you can sit out on the upper screened porch any time of day to relax,ready a book, and see dolphins passing by in the water. Great house. We’ve stayed all up and down the Indian Pass peninsula many years running. This is a nice house in a great location, just steps from the beach. I will say, the hot water system needs work. We never had enough hot water and when we first arrived, we had none. The hot water heater breaker was off when we arrived. We found it flipped on one other occasion and we haven’t the slightest why. There were 4 adults and 2 kids (teens), but we were careful about who took a shower when and not running the dishwasher or laundry at the same time. Honestly, the hot water was an issue we should have reported, but we were too busy enjoying our vacation! There’s a lot to see and do and time to spend on the beach. We’re all pretty easy going, so we made the best of it. Other than the hot water, the house was great and we’d stay there again.

The house is in a great location with great beach access (FYI - they allow vehicles to drive down the beach). It only took a quick kayak trip to get to St. Vincent Island. That Island is so worth exploring and so beautiful! The house itself had most everything you needed but just hasn't been kept up. Sadly the deteriorating outside deck overlooked brush and trees that were knocked down and left in a mess. The bottom screened in porch was completely let go and not useable at all. We did have some chefs along so the large kitchen was nice to work in but most dishes & cookware had to be washed prior to using. We had a great vacation and enjoyed time kayaking with the dolphins and beach walking for miles.

This is a beautiful area, and the house is in a perfect location. However, the house is in a moderate state of disrepair. The screen door is broken, the pocket door to one of the bathrooms will not stay closed, windows in two of the bedrooms were misaligned, and various cabinets in the kitchen needed attention.
The cleaning crew does a good job. In spite of the overall shabbiness of the place, it was clean.
Since we were traveling at the end of a holiday weekend, getting in touch with the property manager was nearly impossible. It is understandable to want to have holiday weekends off. However, if you manage VACATION rentals, you should be readily available on those days.
Be forewarned that if you rent this house, you will have to go to the property managers office to pick up the key. You are also required to return it at the end of your stay.
We would consider renting this again. The location is wonderful and it’s clean, but the property is poorly managed.
