Welcome to Grapetown Cottages, Fredericksburg Wine Country's premier luxurious and modern farmhouse cottages nestled on three beautiful Tx Hill Country acres right outside famous and lively downtown Fredericksburg. The property comprises two side-by-side cottages, Oak and Elm Cottage. The outdoor spaces of this luxury oasis and retreat are a real gem and a fantastic place to create unforgettable memories and spend quality time after a long day of exploring many wineries, shops, and restaurants.
The Space:
This property is ideal for families, couples, intimate weekend getaways, groups, intimate weddings and events, retreats, and special occasions such as anniversaries or birthdays. We look forward to you being able to immerse yourself into this property's stunning hill country and hilltop views, gorgeous oak trees, abundant wildlife and scenery, stunning night sky and stars!
Oak Cottage features a luxury farmhouse kitchen, cozy living room with Smart-TV, and two king suites, each harboring their own private full baths. The Elm Cottage features a private, intimate, and luxurious farmhouse studio with a king-sized bed, farmhouse soaking tub, walk-in shower, full kitchen, and Smart-TV. Furthermore, both cottages have their own outdoor decks and patios perfect for your morning coffee or your evening glass of wine or cocktail.
Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.
8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.
9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
11. Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
12. Only utilize the designated on-site and off-site parking spaces at your rental.
- For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

Cozy place but a little far from town. We’re just used to staying closer in but we did get to see tons of deer! We had trouble with the tv remote but they fixed the problem in a timely manner. Also, the heat/ac wouldn’t work properly in the smaller house. Luckily, the weather was cool enough that we just slept with it off. It was a little chilly though. Nice, fun place. Very clean.

We loved NOT being in town and away from it all. Our favorite parts about the Grapetown Cottages were the porches and spending the mornings and early evenings outside eating, playing games and reading. Kids loved the swings and seeing goats and deer from neighbors property. My in-laws stayed in smaller cottage which was great so all had privacy but we ate all meals together. The grill was simple state park type with charcoal which we actually like…but i know others might prefer gas. House was well stocked with things we needed and bedding / linens were outstanding Cannot wait to return and stay again!
The cons….and these are easy fixes but I feel I should mention. I’ve rented over 50 places over the past 15 years as a married couple and parent. The 15’ish page document that mgmt company had me sign with initials by every paragraph was ridiculous and overkill in my opinion. I fully support owners protecting themselves but better ways to do it. The renter signs off on many things when we pay via VRBO and I’m positive much of the mgmt companies extra document could go away and the homeowner would have simuliar protections. Or take a security deposit. Or present document before we pay in full. Mgmt Company also provided incorrect address and although real address was within a mile, it took us a couple miles of driving to fully realize address as provided did not exist and we had to get cell coverage to text mgmt company. And WIfI password should be easy for renters to find and should be accurate the first time provided to renter. Mgmt company was super fast to respond to these 2 items but easy to fix with better communications upfront. Finally, house needs 2 bbq tools as we couldn’t find them and basically used silverware while grilling. It worked but wanted to mention. Somebody may have walked off with them or they were hidden somewhere.
The property is truly unique and gorgeous and the homeowners have done a fabulous job with the build, decor, etc.
