-Turn off the stove, oven, and AC/heater always when leaving home.
-No Smoking of ANY KIND inside/outside front of property ($1,000 Penalty)
- No parties, events, birthdays, bachelor or bachelorette stays. Filming and Photoshoots are prohibited without Host's permission. There is a minimum fine of $1000.

-No moving or rearranging of the furniture
-No UNPLUGGING of the main electronics

-No BLOCKING OF DRIVEWAY PARKING anywhere other than assigned driveway space. $500 penalty fee will be imposed as a violation or car will be towed. Please check street cleaning signs and schedule and park at your own risk
-No crypto mining or use/charging of any belongings that require more than usual electricity. You will be billed for any electric/gas/water charges in excess of the usual day to day usage.
-No loud noise or music past 9:00 pm
-DO NOT DISTURB NEIGHBORS
*Only registered number of guests are allowed on the property (Max 9), this is taken very seriously for insurance purposes. Overnight guests that exceed the number stated in the reservation are NOT allowed. Violation of this rule will result in a $200 penalty per person, per night.
*The person who uses their VRBO account to make the reservation must be present during the stay. Reservation can be cancelled immediately per guidelines with no refund.
***We reserve the right to file a report a claim to VRBO if these rules are broken***

We have two , actively recording cameras overlooking the front main entrance and second door hallway which records video and audio upon live motion movement in the area. There is also a smart home device in the living room and balcony which actively records noise decibel levels and detects any form of smoking. The smart home device does not record audio or video. All camera devices are on the exterior of the property and in no way shape or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras.
*You must be 25 years or older to book this home and a government issued ID will be required to confirm the reservation.
*In adherence to the city's noise ordinance, we kindly request our guests to refrain from making loud noises after 9 pm. Any infringement of this ordinance will be promptly reported to VRBO, and necessary actions, including involving local authorities and our security team, will be taken to ensure compliance. JudeeThank you for sharing your house with us. We have been traveling for a while and we got to say that your house is outstanding compared to to many places where we have been. It’s the little things that make a huge difference:- The extra toilet paper- The kitchen fully loaded with everything- the k-cups for the keurig- enough towels for everone- soap, shampoo and conditioner- spotless apartment, couldn’t be cleanerWe don’t know what else to highlight because there is loving care for your apartment and your customers.If we had to grade you 1 through 10; you would get a 12.

The neighborhood was safe, the home was very clean and nicely decorated and we had everything we needed. The property manager was very helpful and responsive. Only thing was the home has lots of stairs. That was difficult in everyone especially with knee problems. Getting into the.city took 30mins- 1 hr depending on the time of day. Ubers ran 30-95 per trip depending har far into the city. We also took an uber to the ferry station and took the ferry Across and we also took the path. This place is perfect for a group or family. That doesn’t need to go into the city a lot and does well with going up and down stairs.

Property was exactly as described. Very clean, plenty of towels and everything else needed for our stay. Kitchen was nice and had all we needed for breakfast/coffee/tea before we left for the day. The master bedroom is truly huge with the sitting area, though we gave the kids that room since there are two beds in there. Nice TVs in the living room and master bedroom with Netflix and all the other apps installed, we signed into our youtubetv account while we were there. We didn't spend a ton of time in the unit other than to rest up before heading into the city. PATH train station is 5-10 minutes away and it's an easy train ride into the Manhattan, either to WTC or 33rd St near the Empire State Building. Parking at the train station is about 25 for a full day. The neighborhood around the house felt safe, I only deducted a star from that because parking is on the street only and most nights we did have to drive around a little bit to find a spot, but we always found one no more than one block away. Just make sure not to block a driveway when you park and you'll be fine.

First and foremost Judee responded within an hour which was excellent compared to other VRBOs we've stayed at in the past. There was an issue with the listing that stated a balcony was at the location. It was not an issue with us but I reported this and it was removed in an hour. Thank you. I also mentioned adding something about multiple steps for older renters or renters with bad knees, like us, and they said they would look at updating this for their customers. One issue was we rented this apartment because the location on VRBO showed it was near our son's apartment off of New York Avenue and SouthWest Hoboken. However the actual location is closer to JFK Boulevard, deep in the Jersey City Heights area. Being close to our son was important for this trip and this was disappointing. I did let Judee know and she said they would look at updating this in VRBO. The apartment was equipped with everything we needed: coffee pods, dishes, detergents, vacuum, broom, etc... heater and AC worked great because it snowed and didn't get above 30 degrees during our 5 day trip. The only issue was the location. Other than the location the apartment was excellent.
