Summary:
Unique, expansive, and newly-renovated retreat on a private hill overlooking Okemo & Ludlow. 5-min to the Base and 2-min into town. The property is a 4.7 ac. parcel with pool, two homes, and vista overlooking the mountains. The Lodge has 4-BR with living room, kitchen, dining room, and basement game room; the Carriage House has 5-BR with three living rooms, foosball table, and kitchen. Perfect for multiple families or family retreats. Winter reservations: 4x4 required

Getting Around:
Car is necessary. Because of the incline of the driveway, a car with 4WD or AWD is highly recommended and necessary during the winter months.

Wildlife: This is a home in a rural part of the country. You may see wildlife including deer, coyotes, foxes, and bears. Please be mindful of your surroundings and leaving out food and trash.
Weather: In the winter, there will be snow, ice, and occasional snowstorms. We recommend driving a vehicle with AWD or 4WD. Please drive with caution and be prepared with regards to the ability of your vehicle to drive in the snow.
Power & Internet: This is a rural part of the country. You may lose power or internet during inclement weather. We do not issue refunds for loss of power or internet out of our control.
Air conditioning: There's a total of 9 AC units at the house. At the Lodge: there's 3 units. There’s one split unit in each of the 2 King bedrooms upstairs, one unit in the living-room. At the Carriage House: there's 6 units. There’s one AC unit in each of the five bedrooms and one in the kitchen. AC availability is seasonal and depending on weather (late spring and summer). Heating is also seasonal, and depending on weather, available during the cold seasons (autumn-winter).
Swimming Pool: Our outdoor pools typically open for Memorial Day weekend and close after Labor Day weekend, weather permitting.
Pets: We’re happy to welcome your pup to the home. There’s a $150 fee + tax for the first dog and $50 + tax for each additional one. If you’re planning to bring more than one, please reach out to us before completing your booking so we can get everything set up for you. For everyone’s comfort, we kindly ask that dogs stay leashed outdoors and that you clean up after them. Please note that cats aren’t permitted due to allergy concerns. Any pet-related damages may result in additional charges.
Maximum occupancy: Please mind that this house can host a maximum of 19 guests per fire code. As per the fire department, infants are included in that number. Therefore, any infants included in the booking above maximum occupancy of 19 would unfortunately result in the reservation being cancelled.
Cancellation Policy: We cannot make any exceptions to our cancellation policy. Please consider traveler’s insurance.

Plenty of space for our entire family of 12 people. Within walking distance to town super cute. Plenty of dishes, plates, etc. hot tub was clean and perfect way to end the day. Accommodated a late check out and great communication. Each room had their own air conditioner. Would definitely recommend.

We had 14 people stay comfortably. The layout was a little maze-like, but we figured out how to get our bedrooms and bathrooms assigned to fit our group. The kitchens were stocked with dishes, but there could have been more cooking/baking pans for catering to large groups - thankfully I had disposable aluminum pans with me. Pool and hot tub were nice, but thankfully we had brought along many board games as there weren't many on site.
